FORMER GAS STATION INTO A MEDICAL OFFICE BUILDING LOCATED AT 3791

Purpose:
To provide Redevelopment Agency members with an opportunity to review and discuss
a redevelopment concept submitted for the redevelopment of a former gas station into a
medical office building.
Comments:
Staff respectfully requests that Agency members approved the concept for a two-story
medical building at the subject location as consistent with redevelopment plan for
Redevelopment Project Area A.

REDEVELOPMENT OF FORMER GAS STATION INTO A
MEDICAL OFFICE BUILDING LOCATED AT 3791 MARTIN
LUTHER KING JR. BOULEVARD
To provide Redevelopment Agency members with an opportunity to review and
discuss a development concept submitted for the redevelopment of a former gas
station into a medical office building.
Facts:
Envirotecture, an architect group representing the interest in the proposed
development, submitted site plan and elevation drawings for the
development concept.
The proposed development concept is on a two-lot parcel located on the
northeast corner of Martin Luther King Jr. Boulevard and Carson Drive
(see attached parcel map).
The proposed development concept would redevelop site by constructing
a two-story 5,539 square foot building (2,939 square foot actual ground
space) on a site of approximately 12,607 square feet.
4. The development will also include 22 parking stalls and the required space
for required landscape elements.
Analysis:
The property owner seeks to redevelop the former gas station by building a two-
story structure on the site that would be consistent with redevelopment objectives
for the area. Developer has identified the proposed type of use primarily as
medical office space. Additional medical uses in this area are conducive to the
continued growth of Lynwood's medical campus and will create job opportunities.
Currently, the structure is hindering the potential for economic growth at that
location. The property owner is not seeking financial assistance from the Agency,

and the City's Planning Department referred the development concept to Agency
staff because it is within Redevelopment Project Area A.
One of the goals of the Redevelopment Plan for Project Area A is to encourage
and stimulate investment in businesses in the project area. The proposed
medical complex will aesthetically enhance the location and the proposed
development is consistent with the goals of the Redevelopment Plan. Further, the
new facility will eventually provide new jobs for the local area.
Recommendation:
Staff respectfully requests that Agency members approved the concept for a two-
story medical building at the subject location as consistent with redevelopment
plan for Redevelopment Project Area A.
