Groundbreaking Ceremony for Cobb Theatres in Village at
Leesburg Scheduled for Monday, September 27, 2010
Alabama-based entertainment company anticipates Summer 2011 opening
Leesburg, VA (September 24, 2010) – At noon, on Monday, September 27, 2010, officials from
the Town of Leesburg and Loudoun County will join executives from Cobb Theatres and Cypress
Equities for a groundbreaking ceremony at the Village at Leesburg for the new 12-screen Cobb
Theatre. The Leesburg theatre will be Cobb’s first location in the greater Northern Virginia-
Washington, D.C. region. The Village at Leesburg is a 1.2 million square foot mixed-use project,
positioned near the intersection of Virginia Route 7 and Crosstrail Boulevard, being developed
by a Cypress Equities company* and Kettler.
The list of dignitaries expected to attend include Kristen Umstattd, Mayor of Leesburg; Jeremy
Welman, Chief Operating Officer for Cobb Theatres; John Fainter, Vice President of
Development for Cypress Equities; Kelly Burk, Loudoun Board of Supervisors; Guy Austin,
Executive Director of Operations for Cobb Theatres and Will Rushing, Project Manager for VCC
Construction, the general contractor for the project.
The cinema will be located at the western end of Village at Leesburg’s Town Center, above
street-level retail and adjacent to L.A. Fitness. Cobb Theatres currently operates 194 theatres
primarily in Florida, but also throughout Alabama, Georgia, Colorado and Virginia. Each Cobb
Theatre is defined by features including stadium seating with custom-designed rocking seats for
unobstructed viewing, wall-to-wall curved high gain screens that produce brighter colors and a
sharper image, Dolby Digital Surround Sound, REAL D 3D cinema technology and DLP Digital

Projection Systems. The location at Village at Leesburg will also feature an upscale bar & grill
element.
The theatre will be available for rental for private screenings or meetings. In addition, Cobb
Theatres will organize free Kiddie Shows during periods over the summer and include birthday
party rooms for private functions. The ticket office at the Village at Leesburg site will be located
on the ground floor of the project, with an escalator transporting patrons to the second level of

to the Northern Virginia region,” stated John Fainter, Vice President of Development for
Cypress Equities. “We were especially attracted to this company based on its reputation as a
quality operator and strong track record, combined with its unique product offerings in the
food and entertainment sector. All of our existing tenants will benefit from the new theatre.”
Cobb Theatres joins King Pinz, an upscale bowling venue, as unique, destination-style
entertainment concepts. By the end of 2010, twenty-two stores, comprising a mixture of
specialty retailers, restaurants and a grocery store, are expected to be open at the Village at
Leesburg.
“Cobb Theatres provides direct and indirect contributions to the local economy,” stated
Marantha Edwards, Town of Leesburg Economic Development Manager. “Jobs will be created,
audience spending will generate revenue while residents and visitors to greater Leesburg will
have an additional entertainment venue.”

About Village at Leesburg: Village at Leesburg is a vertically-integrated, four-story village
which, upon final build-out, will feature approximately 520,000 square feet of retail space,
combined with 150,000 square feet of office product and 335 luxury multi-family residences. A
portion of the residential component is now open and some residents have taken occupancy of
their units. A Cypress Equities company* is developing the commercial components of the
project and Kettler is developing the residential component. The Carlyle Group is the lead
equity partner in the development, and KLNB Retail is handling the leasing of the retail sections.
