A motion to approve a Level II Architectural/Site Plan Review, based on a finding that the proposed plans are consistent with applicable review standards, subject to the following conditions: 1. A Construction Traffic Management Plan shall be submitted and approved by the Gulf Stream Police Department prior to application for building permit and shall be followed during construction. 2. Comply with all National Flood Insurance Program requirements applicable to the addition. Basis for Recommendation: The architect has designed an attractive addition that nicely compliments the existing small scale and charm of the home. The proposed floor area is well below that permitted by the Design Manual. Minimum Flood Elevation The existing home is below the 7' elevation required by the Flood Insurance Rate Map (FIRM) for this area. As such, the home may not be improved in excess of 50% of the existing home's value. The property owner has submitted documentation from appraisers indicating the home's value to be $270,925 (structure). Documentation submitted by a licensed contractor shows the combined value (application #000 -09 and 002 -18) of the additions to be $ 78,600. National Flood Insurance Program (NFIP) provisions allow additions that are less than 50% of the existing structure's value to be constructed at the same elevation as the existing home.
