75 South Street – CTS Corp
Karen Mullen, SignsPlus, was present to review the application with the Board. CTS has a need redo all
their logos. No changes to illumination. The material is aluminum. The Board had no issues with the
signs.
Maspenock Woods – Landscape Design
John Copley, Copley Wolf Design Group presented the changes to the Board. They would like to remove
some of the material from between the units and add landscaping along the streetscape. The street trees
will stay the same and the detention basin stays the same. Size of materials is staying the same. Bruce
Wheeler stated that 35-40 feet is the average distance between street trees.
Mr. Doherty asked if there were decks off the back. He was told yes. Mr. Doherty expressed concern for
privacy if plant material gets removed. Mr. Wheeler indicated that the decks are elevated as the homes
are walkouts. Privacy screening would be difficult. Mr. Doherty suggested that some trees could be
added. He suggested that the larger of plant material be extended to rear for privacy.
Mr. Doherty asked about the entrance. Mr. Copley noted what type of vegetation was located at the
entrance.
Ms. Ritterbusch asked if the number of trees had changed. She was told no.
129 Hayden Rowe – New Elementary School Building – Town of Hopkinton
Joe Markey of the ESBC introduced the project and team. Jim Barrett and Judd Christopher from DRA
presented an overview of the project. They reviewed the exterior uses and building materials which
include concrete blocks, and metal cladding for the windows and metal for the trellises. They also noted
that they will be replicating the natural stone for the stone walls. The play spaces will have rubber
surfaces and likely turf edging.
The Board had some questions about the colors of the metal cladding and where the red will go vs where
the green will go. The Mr. Barrett should where each color will go on the building.
Ms. Thomson asked about the atrium. Mr. Barrett showed the floor plan and how it was laid out.

Ms. Ritterbusch stated that she feels the colors on the building should match that of the other schools.
She also asked about the walking route and expressed concern about walking down the access drive. She
was told that the drive will have granite curbs and they will try to work in a grass strip if possible.
Ms. Ritterbusch asked about the fencing she was told it will be ornamental steel painted black.
Mr. Doherty asked if a garden space had been considered. The project team liked the idea and would
consider it as an option.
There was a brief discussion about lighting. The poles had been reduced to 15’. They will provide a
colored photometric plan.
The planting plan will be 95% native materials with a mix of grasses, shrubs and perennials.
Mr. Doherty asked if the project was designed LEED. Mr. Christopher indicated it will be LEED Silver.
The Board had no issues with the plan as presented.
