HomeMy Public PortalAbout1980_06_25_R075TOWN OF LEESBURG IN LOUDOUN COUNTY, VIRGINIA PRESENTED June 25, 1980 RESOLUTION NO. 80-75 ADOPTED June 25, 1980 A RESOLUTION: AUTHORIZING LEASE OF THE STEPHEN DONALDSON SILVER- SMITH SHOP at 14 WEST LOUDOUN STREET TO THE LOUDOUN ARTISANS RESOLVED by the Council of the Town of Leesburg, Virginia, as follows: The manager shall enter into an agreement on behalf of the Town in a form approved by the Town Attorney with The Loudoun Artisans, c/o Helen Gray, President, Route 2, Box 65, Leesburg, Virginia 22075, hereinafter referred to as "Tenaht" for lease of the Stephen Donaldson Silversmith Shop at 14 West Loudoun Street under the following terms: 1. The term shall be for one year with an additional one year at the option of the Tenant, the terms and conditions to be negotiated with the Town, be- ginning upon substantial completion of the current restoration work, the date to be determined by the Manager. 2. The Tenant shall pay $160 per month for the initial term of the lease. 3. The lease shall require the Tenant occupy the build- ing for sale, display and demonstration of crafts and related articles. 4. Approval of the manager shall be required for instal- lation of any signs or displays visible from the ex- terior of the building. 5. The Tenant shall agree to keep the cabin in good re- pair and sanitary condition at its expense. The Town will retain responsibility for exterior maintenance of the building and grounds. -2- The Tenant shall occupy the building as it is com- pleted by the contractor and any further improve- ments or alterations of the exterior or interior must be approved in advance by the Manager. The Tenant shall reimburse the Town for the cost of fire and extended coverage insurance on the structure and the Tenant shall be required to carry public lia- bility insurance on its activities in the building. Any assignment or sublease of the cabin shall require the prior approval of the Town Council, exclusive of temporary exhibitions, display or craft demonstration not exceeding two weeks. The Tenant shall pay for all electricity, telephone service, water and sewer service to the building. 10. The Tenant shall be responsible for any county prop- erty taxes levied on the premises. 11. The Town shall provide no special parking privileges on the parking lots as a result of this lease. 12. The Tenant shall make the building available to the public for inspection to the greatest extent possible and shall interpret the building's history to the public when requested. The Tenant shall have the cabin open six days weekly during the term of the lease, including Saturdays and Sundays. The weekday schedule shall include seven hours of daily operation and the weekend schedule may be limited to five hours of operation per day. 13. Such other reasonable conditions as the manager shall determine necessary and appropriate shall be included. PASSED this 25th day of June , 1980. Town of Leesburg ATTEST: Clerk o~ouncil
