The existing finish floor elevation needs to be raised to 7order to meet the minimum flood plan elevation. (currently it is 6.32') This will eliminate a non - conforming condition. 2. Raising the floor would require also raising the tie -beam otherwise ceiling heights would be at 7' -6" or less, we are requesting raising the tie -beam to by 16" in order to have acceptable ceiling height and 8' high exterior doors which are standard door heights in today's housing market. 3. Raising the tie -beam would also require replacing all the hand framed rafters with pre - engineered trusses which would be a significant structural improvement, as currently we've discovered that the existing rafters are very sub - standard, some are termite damaged and none meet current building codes to withstand high wind loads. In addition Home Owners insurance for the current structure would be very difficult and costly to obtain without significant changes and modifications to the current rafters. (New trusses would be a cost savings, time savings and a substantial improvement to the existing structure). 4. There are no others changes being requested including footprint.
