board on May 27, 2004, your request for a Level II Architectural /Site Plan to permit the
addition of a 805 sq. ft. covered unenclosed porch with an attached pool cabana at the
above address was considered.
Your request was granted with the condition that the shed in the rear of the property is

porch to an existing Bermuda style dwelling.

Section 70 -107 Additions and rehabilitations, and replacement of existing features
(a) Generally. Additions and rehabilitations should be designed to match the design of the remainder
of the existing structure so that when finished, the addition or rehabilitated portion appears to be
an original part of the structure. Wherever possible, existing discouraged or prohibited design
elements should be removed or replaced and preferred elements incorporated. Very large additions
or significant rehabilitations will be treated as completely nezc7 structures.
(b) Required. (3) The design of the addition shall represent a logical extension of the existing
structure in terms of location, form, mass, design and use of design elements. (4) The design of
the rehabilitated portion shall not create a significant inconsistency of design between the
rehabilitated structure and other structures on the property that are not to be rehabilitated.
(c) Preferred. (1) Replacement /removal of existing discouraged and prohibited design elements
throughout the structure zerever possible.
The application indicates two (2) existing flat roofs. It is preferred that the amount of flat roof
area be reduced or eliminated. The proposed porch appears inconsistent in style and conflicting
with the original structure. The continuity with the existing structure seems absent.
Recommendation:
Motion to deny approval of Level II Architectural/ Site Plan based on a finding that the
proposed 485 SF covered unenclosed porch to an existing Bermuda style dwelling does not
meet the minimum intent of the Design Manual and applicable review standards.
