SUBDIVISION TEXT AMENDMENT - TIME PERIOD FOR PRELIMINARY PLATS:
The Planning Board has asked that this item go to Public Hearing
on January 22, 1991.
The Planning Board also asks for our Town Attorney's comments
regarding the proposed amendment.
THE PROBLEM: After a Preliminary Plat is approved, the developer
must prepare and have approved engineering plans for:
street construction, stormwater management, water and
sewer. Besides financial arrangements and the approval
of plans, the .developer must, also construct or bond
the roads.
It appears one year is not long enough to have this
all completed thus two years is now being recommended.
Also, there is no provision in our ordinance for
extensions of the time period and this is provided for
in the proposed amendment.
There is currently one major subdivision that has
expired (Hampton Point) and the proposed amendment
is retroactive to include this subdivision.
