The Level 3 Architectural /Site Plan Review to permit these additions, consisting of the expansion of the garage and the addition of a master suite and dining area to the rear of the home, was approved with the following conditions: 1) A construction Traffic Management Plan shall be submitted prior to the issuance of a building permit application which shall be reviewed and approved by the Town Manager and followed during construction; 2) Drainage plans for the rear of the site shall be submitted prior to, or concurrent with, an application for a building permit. The drainage plan shall be designed to prevent adverse impacts on neighboring properties; 3) The foundation stucco banding shall be lowered to the height of the lowest window sill on the front elevation. The new design appears to be a good design solution. The owner does plan to retain the existing flat roofed area (flat roofs visible over 10% of the roof area are prohibited). However, the rear portion of the home is not visible from the street and tall hedges exist along the side property lines. Code Requirements that must be met prior to issuance of a Building Permit: 1.
