AN ORDINANCE AMENDING THE GREENCASTLE PLANNING AND ZONING
•
ORDINANCE BY AMENDING THE ZONING MAP
PETITION OF PEDCOR INVESTMENTS AND
PEDCOR INVESTMENTS- 1989 -VII, L.P.
WHEREAS, the Plan Commission of the City of Greencastle,
having received the Petition for Rezoning from Pedcor investments
and Pedcor Investments- 1.989 -VII, L.P., has initiated and prepared
this ordinance to amend the Greencastle Planning and Z,Oning
Ordinance by amending the zoning map;
WHEREAS, the Greencastle Plan Commission has reported that
it held a public hearing concerning this ordinance on March 26,
1990, after timely notice of the hearing was given by ptibl.ication
in the Banner- Graphic, Greencastle, Indiana on March 1.7, 1990;
WHEREAS, the Greencastle Plan Commission has reported that
it paid reasonable regard to the factors enumerated in i.0 36 -7 -4-
603 in consideration of the ordinance and determination of a
recommendation to made to the Common Council;

WHEREAS, the Greencastle Plan Commission has certified this
ordinance to the Common Council with a recommendation by a
majority vote in favor of adoption;
WHEREAS, the Common Counci. 1. has con:; i. dered the
recommendation of the Greencastle Plan Commission and has paid
reasonable regard to the factors enumerated in IC- 36 -7 -4 -603
before acting on this ordinance;
WHEREAS, the Common Council has determined that this
ordinance should be adopted without amendment as certified by the
Greencastle Plan Commission. Therefore,
BE IT ORDAINED AND ADOPTED BY THE COMMON COUNCIL OF THE CITY
OF GREENCASTLE, INDIANA:
SECTION 1. REZONING
That the City of Greencastle Zoning Map, Chapter 806 -5 (b)
of the City of Greencastle Code, is hereby amended by changing
the zoning classification for the following described real estate
from R - 2 - - Low - Density Multiple Family Districts and C- 1- -Local
Business Districts to R - 2- -Low Density Multiple Family Districts:
1.
Parcel I
Pedcor Investments
• A part of the East Half of the Southeast Quarter
of Section 15, Township 14 North, Range 4 West of
the Second Principal. Meridian, Putnam County,
Indiana, more particularly described as follows:
Commencing at the Southeast corner of ^aid
Southeast Quarter; thence North 00 degrees 02' 00"
West (assumed bearing) along the F.nst line of said
Southeast Quarter, a distance of 735.00 feet to
the POINT OF BEGINNING of the herein described
real estate; thence South 90 degrees 00' 00" West,
a distance of 321.07 feet; thence South 87 degrees
14' 00" West, a distance of 269.31 feet; thence
South 90 degrees 00' 00" West, a distance of
300.50 feet; thence North 00 degrees 09' 00" East,
a distance of 427.79 feet; thence North 89 degrees
18' 46" Bast, parallel with the South line of said
Southeast Quarter, a distance of 889.27 feet to
the East line of said Southeast Quarter; thence
South 00 degrees 02' 00" East along said East
line, a distance of 425.45 feet to the point of
beginning. Containing 379,505 square feet (8.712
acres), more or less.

Pedcor Investments- 1989 -VII, L.P.
A part of the East Half of the Southeast Quarter
of Section .1.5, Township 14 North, Range 4 West of
the Second Principal, Meridian, Putnam County,
• Indiana, more particularly described as follows:
Commencing at the Southeast corner of said
Southeast Quarter; thence North 00 degrees 02' 00"
West (assumed bearing) along the East line of said
Southeast Quarter, a distance of 345.00 feet to
the POINT OF BEGINNING of the herein described
real estate; thence South 84 degrees 59' 00" West,
a distance of 233.44 feet; thence South 00 degrees
02' 00" East, parallel . with the East line of said
Southeast Quarter, a distance of 2.00 feet; thence
South 88 degrees 34' 59" West a distance o1' 91.45
feet; thence South 89 degrees 17' 46" West, a
distance of 567.95 feet; thence North 00 degrees
09' 00" East, a distance of 408.65 feet; thence
North 90 degrees 00' 00" East, a distance of
300.50 feet; thence North 87 degrees 14' 00" East,
a distance of 269.31 feet; thence North 90 degrees
00' 00" East a distance of 321.07 feet to the Fast
line of said Southeast Quarter; thence South 00

Containing 362,413 square feet (8.320 acres), more
or less.
This ordinance takes effect upon passage.
The Clerk- Treasurer of the City of Greencastle is ordered to
have this ordinance published by inserting a copy of the
• ordinance in each of the two (2) sets of the City of Greencastle
Code maintained on file for public inspection in the office of
the Clerk- Treasurer.

SYNOPSIS
This ordinance amends the Greencastle Zoning Map, Chapter
806 -5(b) of the City of Greencastle Code to rezone 8.712 acres
owned by Pedcor Investments and 8.320 acres owned by Pedcor
Investments - 1989 -VII, L.P. on the west side of Round Barn Road
• from R -2 and C-1 to R -2 (corrects rezoning for Round Barn
Apartments rezoned by Ordinance No. 1989 -11).

Investments - 1989 -VII, L.P. on the west side of Round Barn Road
• from R -2 and C-1 to R -2 (corrects rezoning for Round Barn
Apartments rezoned by Ordinance No. 1989 -11).
