The westerly portion of this 65 acre parcel, located at the SW corner of Rt. 59 & Renwick Rd, is encumbered with a high water table, periodic ponding of storm water and ultimate storm water run-off which travels both in a south and north westerly directions, causing issues to adjacent neighborhoods. The high water table can be dealt with in several ways. The proposed Age Restricted housing at Pavillion will not offer basements and that becomes a significant benefit in contributing toward a proper design solution. The proposed 3.25.2021 Preliminary Plat reflects an expanded storm water configuration, spanning the entire N/S distance, along the westerly property line. We support this single design for several reasons. Not only will this design provide a more efficient storm water storage capacity but will be able to capture and convey future run off over a distance of approximately 1000 ft. and hopefully have the opportunity to be connected to the planned Renwick Rd. sewer. As we understand, the Village is in the process of engineering a major storm water sewer inside the Renwick Road R.O.W. As soon as those designs become available, we would appreciate copies so we can coordinate our design efforts, such that we mutually arrive at the best solution for all concerned.
