A RESOLUTION ACCEPTING THE PRELIMINARY PLAT OF WOODFIELD RIDGE PART THREE, A
SUBDIVISION TO TIFFIN, IOWA, A PORTION OF PREVIOUS KNOWN AS PHASE TWO OF
WOODFIELD RIDGE, L.L.C.
WHEREAS, Woodfield Ridge, L.L.C., a limited liability company, has filed with the City of,Tiffin a preliminary plat for
Woodfield Ridge Development Part Three, a sub -division to the City of Tiffin, Iowa, legally described on attached Exhibit
"A", hereby incorporated and
WHEREAS, The Tiffin Planning and Zoning Commission has reviewed and have given their recommendations for the
preliminary plat presented at the September 1 and October 6, 2010 meetings, with exceptions as described on original
preliminary plat, and
WHEREAS, City Engineer, Michael Hart, has given his review and comments of said preliminary plat for Part Three,
subject to certain revisions: and provided however that no improvements shall be constructed or installed without his
written approval, which may be withheld until such time as all necessary permits have been issued from the state and
federal agencies; and
NOW, THERFORE, BE IT RESOLVED, BY THE City Council of Tiffin, Iowa, that the Preliminary Plat, as amended, for
Woodfield Ridge Part Three is hereby approved; and further that the Mayor and City Clerk are hereby authorized and
directed to execute all related legal documents, and that the City shall properly record this Resolution 2010-45 and if
necessary as per instructions of City Attorney, the revised Sub -Dividers Agreement is not to be included with this
resolution.
That the lots within Woodfield Ridge Part Three shall be zoned according to the official zoning map for the City of Tiffin,
Iowa to be twenty five single family R1 -C lots and three Outlots. Outlot A to be dedicated to the City as Open/ Park
Space. Outlot B to be graded as required with property lines extended to the pond edge and a 20' easement allowed to
City of Tiffin for Storm Water Management and Outlot C to be dedicated to the City for the purpose of roadways.
Temporary Turn A Rounds at the north ends of Cherry and Linden Ln will be constructed to handle heavy truck traffic with
a minimum radius of 100' per recommendation made by Tiffin Fire Chief.
On the 13th day of October, 2010 at a regular City Council meeting Council person Chris Ball introduced A
RESOLUTION ACCEPTING THE PRELIMINARY PLAT OF WOODFIELD RIDGE PART THREE, A
SUBDIVISION TO TIFFIN, IOWA, A PORTION OF PREVIOUS KNOWN AS PHASE TWO OF
WOODFIELD RIDGE, L.L.C. and made a motion for approval. The motion was seconded by Councilperson Travis
Weipert.
Ayes: Chris Ball, Jim Bartels, Travis Weipert
Nays: Mark Petersen
Absent: Mike Gericke
WHEREUPON three'CoUncil members voted for approval, Mayor Phillips declared the motion carried and approved
Resolution 2010-45 be adopted and signified his approval of the same by affixing his signature thereto.
Passed and Approved this 13th day of October, 2010.
