The new concept plan for the parcel includes three options for development of the site: a 46,030 sq ft furniture showroom, 46,030 sq ft of general retail and office uses, and a 69,974 sq ft furniture showroom. While committed to building a furniture store on the site, Wolf Furniture sought different options in order to have flexibility in the development of the site and to preclude the need for future legislative action should market conditions change in the future. The next step for Wolf Furniture will be the submission of a final site plan, which will be reviewed and approved administratively. Once the final site plan is approved and Loudoun County issues a building permit, Wolf Furniture can proceed with construction of their new furniture showroom. Because the Wolf Furniture site plan is essentially a resubmittal of an earlier site plan that has already been extensively reviewed, Town staff anticipates that the company will be able to start construction this summer. “It’s been five long years since we were here before,” commented Doug Wolf, president & CEO of Wolf Furniture. “I know the Council and staff have worked hard to change some operating practices, and I would like to personally thank John Wells and Scott Parker, along with Town staff and Council. It’s been a very different process this time around.” Wolf further stated, “This will be our first store in Virginia and we would be pleased to have Leesburg be our first home in this state. The efforts in your process change have been effective and [the process has been] much more pleasant, and I told Scott [Parker] that if you need a spokesman or a reference, I would have a much different story than I may have had when we started. We look forward to being a proud member of the Leesburg business community.” “Once Wolf Furniture came back to the Town with their renewed plans, we knew this was our opportunity to prove that the changes we made to the Town’s land development process were working,” said John Wells, the Leesburg Town Manager. “We’ve received positive feedback (more) TOL PR 2011-05-25 Wolf Furniture rezoning Page 2 about our process from other developers, but to get validation from someone who can compare the new system with the old is especially rewarding. I’m very proud of all of the staff who were involved in the reorganization and in our continuing efforts to improve our development process.” Contact: Scott E.
