CITY OF TIFFIN ORDINANCE NO. 2018-434
AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY
OF TIFFIN, IOWA, FROM C-2B TO C-1B FOR LOT 12, PARK PLACE CITY
CENTER PART ONE, TIFFIN, JOHNSON COUNTY, IOWA, AND AS
LEGALLY DESCRIBED HEREIN
BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA:
Section 1. Purpose. The purpose of this ordinance is to amend the
official zoning map of the City of Tiffin, Iowa, concerning Lot 12, in Park
Place City Center Part One, Tiffin, Johnson County, Iowa, attached
hereto and incorporated herein.
Section 2. Amendment. The following legally described
property:
REZONING PARCEL DESCRIPTION - (C-2B TO C-1B)
A PORTION OF THE NORTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 22,
TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN, TIFFIN, JOHNSON
COUNTY, IOWA, DESCRIBED AS FOLLOWS:
Commencing at the Northeast Corner of the Northeast Quarter of the Southwest Quarter of
Section 22, Township 80 North, Range 7 West, of the Fifth Principal Meridian, Tiffin, Johnson
County, Iowa; Thence S89°30'03"W, along the North Line of the Northeast Quarter of the
Southwest Quarter of said Section 22, a distance of 962.30 feet; Thence S02°45'22"E, 319.77
feet; Thence S00°07'53"E. 120.11 feet; Thence S02°16'12"E, 236.92 feet; Thence N88°44'02"E,
231.28 feet, to the POINT OF BEGINNING; Thence continuing N88°44'02"E, 291.61 feet; Thence
S01°21'24"E, 181.84 feet; Thence S88°38'36"W, 291.61 feet; Thence N01°21'24"W, 182.30 feet,
to the Point of Beginning. Said Rezoning Parcel contains 53,095 square feet, (1.22 Acres), and is
subject to easements and restrictions of record.
shall be changed from zoning classification C-2B (Community Business
District) To C-1B (Neighborhood Business District) and further, that the
official zoning map of the City be amended to reflect the change
described herein.
Section 3. Repealer. All ordinances or parts of ordinances in
conflict with the provisions of this Ordinance are hereby repealed.
Section 4. Severability. If any section, provision, or part of this
ordinance shall be adjudged to be invalid or unconstitutional, such
adjudication shall not affect the validity of the ordinance as a whole, or
any section, provision, or part thereof not adjudged invalid or
unconstitutional.

Section 5. Effective Date. This ordinance shall be in effect after
its final passage, approval, and posting as provided by law.
On the 17 th day of April 2018, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson introduced Havens Ordinance No.
2018-434, and moved that it be given its first reading. The motion was
seconded by Councilperson Ryan .
Ayes: Bartels, Havens, Ryan, Schnedler, Upton
Nays: None
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and Ordinance No.
2018-434, was read the first time, discussed, and placed on record.

On the 1 day of May 2018, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Havens introduced Ordinance No.
2018-434, and moved that it be given its second reading. The motion
was seconded by Councilperson Bartels.
Ayes: Havens, Ryan, Schnedler, Upton, Bartels
Nays: None
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and Ordinance No.
2018-434, was read the second time and discussed and placed on
record.

On the 15 day of May 2018, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Havens introduced Ordinance No.
2018-434, and moved that it be given its third and last reading. The
motion was seconded by Councilperson Ryan.
Ayes: Upton, Havens, Ryan, Bartels, Schnedler
Nays: None
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and the ordinance was
passed and adopted.
Whereupon the Mayor declared that Ordinance No. 2018-434 be adopted
and signified his approval of same by fixing his signature thereto. Passed
by the Council on the 15 th day of May 2018 and approved by the Mayor

ordinance entitled AN ORDINANCE AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF TIFFIN, IOWA, FROM C-2B TO C-1B FOR LOT 12,
IN PARK PLACE CITY CENTER PART ONE, TIFFIN, JOHNSON
COUNTY, IOWA, AND AS LEGALLY DESCRIBED HEREIN, and known as
No. 2018-434 was duly passed by the Council on the 15 th day of May
2018, and signed by the Mayor on the 16 th day of May 2018, and
published on the _____ day of May 2018, by posting copies thereof in
three public places within the limits of the City of Tiffin, Iowa. That I
