Motion for approval of Level II Architectural/ Site Plan based on a finding that the proposed
addition and renovations meet the minimum intent of the Design Manual, and applicable
review standards.
Requirements that must be met prior to Building Permit:
1) PBC Health Department approval of the septic system will be required prior to
issuance of a building permit.
Considered During Review:
Section 70 -67 Effective lot area

The FAR requirement is met considering this standard.
Section 70 -100 Roof and Eave Heights;
The eave heights, eave lines, roof features, and roof heights appear to be in compliance
with the code.
Section 70 -107 Additions and rehabilitations, and replacement of existing features
(a) "Generally. Additions and rehabilitations should be designed to match the design of
the remainder of the existing structure so that when finished, the addition or
rehabilitated portion appears to be an original part of the structure ".
This addition is consistent with the existing structure.

Section 70 -107 Additions and rehabilitations, and replacement of existing features
(5) "Additions and /or rehabilitated projects which exceed 75 percent of the fair market value of the
existing structure shall be considered to be neu) structures and shall be subject to the standards
found in this chapter." The 1023 s.f. increase of square footage is 26% of the existing
structure square footage and the estimated increase in value is less than the Section 70-
107 standard.

We found some of the drawings for 5 Driftwood Landing to be a
little confusing. Perhaps the following will be helpful:
Lavout Plan -Phase 1.
This shows a swimming pool. A Building Permit was applied
for and approved some time ago and is currently under construction.
This did not require an ARPB review but the applicant included
the plan with this submission as a point of information.
Planting Plan -Phase 1.
This is the landscaping plan for the pool area. This is to
be considered in this review.
Layout Plan -Phase 2 &3.
Phase 2 on this drawing covers the addition to the home and is
to be considered in this review.
Phase 3 covers future work and is to be considered in this
review also.
Planting Plan -Phase 2.
This covers landscaping around the addition that is being considered.

NOTICE IS HEREBY GIVEN that the Architectural Review and Planning Board
of the Town of Gulf Stream will hold a Public Hearing on December 20, 2001
at 8:30 A.M., in the Commission Chambers of the Town Hall, 100 Sea Road,
Gulf Stream, Florida, at which the following will be considered:
An application submitted by George Brewer, as agent for Cody and Ross
Jones, owner of the property located at 5 Driftwood Landing, Gulf

LEVEL 2 ARCHITECTURAL /SITE PLAN REVIEW to permit an addition of
570 square feet, consisting of a bedroom, bathroom and modification

The Architectural Review and Planning Board shall make a final decision
regarding the subject application at the meeting noticed above. This meeting
may be adjourned from time to time and place to place as may be necessary to
