Zoning Board of Appeals,

I am not able to attend the Zoning Board of Appeals meeting on August 28, 2019. I did attend the Planning
Board meeting and a neighborhood meeting
at 101-103 Morse Street. I do not oppose some type of residential development of 101-103 Morse Street and I
believe that LaCourt Realty has the means
to execute a more thoughtful and higher quality construction project than the previous owner of the property.
That being said, I feel that 37 units will make Morse Street and the surrounding neighborhood too congested.
Lets not forget that Morse Street is not a
major thoroughfare as is Arsenal Street. Morse Street is a small side street made up of single and two family
homes.
Developing 101-103 Morse Street into eight to fifteen units made up of one and two bedroom apartments would
be a better fit and have less of a negative
impact on the neighborhood. The units would also be more spacious and have more windows. A more desirable
option for the neighborhood would be to
raze the buildings on the property and construct three or four two family homes that would meet current zoning.
I am attaching a letter that was sent to me from Ransom Consulting in November of 2015. It talks about
tetrachloroethene (PCE) in the groundwater originating
at 101-103 Morse Street. LaCourt Realty may want to contact them for safety reasons.
Sincerely,
Erminio Formato
