AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND APPROVING
THE FINAL SUBDIVISION PLAT OF LECAR TWO SUBDIVISION, A SUBDIVISION OF THE CITY
OF JEFFERSON, MISSOURI.
WHEREAS, Lecar LLC, owner of the real estate hereinafter described, having submitted to the
City Council a plat of said real estate, being located in Jefferson City, Cole County,
Missouri, and described as: All of Lots 1 through 6 of LeCAR Subdivision as per plat
of record in Plat Book 11, page 460, Cole County Recorder's Office, except that part
acquired by the State of Missouri for Highway 179 right-of-way, as per Book 405,
page 923, Cole County Recorder's Office; and part of the Northwest Quarter of the
Northeast Quarter and part of the Southwest Quarter of the Northeast Quarter of
Section 15, Township 44 North, Range 12 West, in the City of Jefferson, Cole
County, Missouri, more particularly described as follows: BEGINNING at the
southwest corner of the Northwest Quarter of the Northeast Quarter of said Section
15; thence N01°19'27"E, along the westerly line of the Northwest Quarter of the
Northeast Quarter of said Section 15, 630.00 feet to the southeasterly corner of a
tract of land as described in Book 602, page 405, Cole County Recorder's Office;
thence along the boundary of said tract of land described in Book 602, page 405,
the following courses: S80°23'06"E, 204.84 feet; thence S37°14'42"E, 300.11 feet;
thence S44°46'48"E, 131.00 feet; thence S76°49'38"E, 244.85 feet; thence
S63°07'25"E, 265.57 feet; thence S43°07'46"E, 175.66 feet to a point on the
westerly right-of-way line of Missouri Highway 179; thence leaving the boundary of
said tract described in Book 602, page 405, along the westerly right-of-way line of
Missouri Highway 179, the following courses: S06°17'49"E, 42.08 feet; thence
S42°50'08"E, 187.36 feet; thence S06°17'49"E, 286.69 feet to a point on the
southerly boundary of LeCAR Subdivision, as per plat of record in Plat Book 11,
page 460, Cole County Recorder's Office; thence leaving the westerly right-of-way
line of Missouri Highway 179, N89°00'48'W, along the southerly boundary of said
LeCAR Subdivision, 66.40 feet to a point on the easterly right-of-way line of Lecar
Drive; thence N37°52'48'W, along the easterly right-of-way line of Lecar Drive,
509.58 feet to a point on the northerly boundary of said LeCAR Subdivision; thence
S51°04'12'W, along the northerly boundary of said LeCAR Subdivision, 60.01 feet
to a point on the westerly right-of-way line of Lecar Drive; thence S37°52'48"E,
along the westerly right-of-way line of Lecar Drive, 460.12 feet to a point on the
southerly boundary of said LeCAR Subdivision; thence N89°00'48"W, along the
southerly boundary of said LeCAR Subdivision, 172.55 feet to the southwesterly
corner thereof; thence N38°50'48"W, along the westerly boundary of said LeCAR
Subdivision and the northwesterly extension thereof, 652.40 feet to a point on the
southerly line of the Northwest Quarter of the Northeast Quarter of said Section 15;
thence 589°00'43'W, along the southerly line of the Northwest Quarter of the
Northeast Quarter of said Section 15, 524.16 feet to the POINT OF BEGINNING.
Containing 12.26 acres.
and
WHEREAS, it appears that said plat has been fully and properly signed and accepted by the
owner of said subdivision, known and referred to as the Final Subdivision Plat of
Lecar Two Subdivision, that all taxes have been paid, that in all respects the
requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied with
by the owner of said subdivision, and that in all respects the requirements of the
Planning and Zoning Commission of the City of Jefferson, Missouri, relating to plats
and subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. That the Final Subdivision Plat of Lecar Two Subdivision, lying, being and
situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat
attached hereto and made a part of this ordinance, is hereby approved and accepted by the City
Council of the City of Jefferson, Missouri.
SECTION 2. That a variance from the requirement to construct sidewalks, recommended
by the Planning and Zoning Commission, is hereby approved, subject to the owner's dedication of
land for construction of a greenway adjacent to the subdivision referenced in Section 1, which
provides for an alternative pedestrian way in accordance with Section 32-103.E.2 of the City Code.
SECTION 3. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 4. This ordinance shall be in full force and effect from and after the date of its
passage and approval.
