RE: ARPB File #94 -13; Replacement of Existing Dock at the Mellon Residence; 4 Driftwood
Landing.
The applicant, Howard Montgomery as agent for Henry Mellon, is seeking approval to replace a dock and
install 3 dolphin piles on a parcel of property described as Lot 1 of the Driftwood Landing subdivision.
The nature of the request requires a Site Plan Review and approval. No other Board approvals are
necessary.
Site Plan Review
The subject property currently has a dock which is located about 25 feet from the west property line and,
according to the applicant, is need of significant repair or replacement. Further, the length of the existing
dock is not adequate for the owner's boat. As a result, the applicant proposes to construct a new,
70 foot
long, 5 foot wide dock. The dock will be located at least 28.2 feet from the west property line, the
minimum required setback. In addition to the dock, 3 dolphin piles are proposed which are to be located
25 feet out from the seawall at both ends and the middle of the dock.
The dock piles and dolphin piles are to be constructed of either wood or concrete. However, if concrete
is used, the portions of the piles above water will be covered with strips of treated wood as shown on the
drawing. All decking and other support members on the dock will be constructed of treated wood and
all wood will be unpainted. The location, size and type of dock and dolphin piles are in conformance with
all numeric requirements of the Zoning Code.
Recommendation
1. It is recommended that, should the Board find the proposed dock and dolphin piles to be in
keeping with the general harmony and appearance of the Town and the general surroundings of
the subject site, the Site Plan be approved as submitted.
NOTICE OF APPLICATION FOR DEVELOPMENT APPROVAL
NOTICE IS HEREBY GIVEN that the Architectural Review and Planning
Board of the Town of Gulf Stream will hold a meeting on Wednesday, July
27, 1994, at 9:00 A.M., and the Town Commission will hold a meeting on
Friday, August 12, 1994, at 9:00 A.M., both in the Commission chambers
of the Town Hall, 100 Sea Road, Gulf Stream, Florida, at which the
following will be considered:
An application for development approval, a Site Plan Review,
submitted by Howard Montgomery of Boca Dock & Seawall, Inc.,
as Agent for Henry Mellon, 4 Driftwood Landing, Gulf Stream,
Florida 33483 to permit the removal of the existing dock
and the installation of a new dock seventy (70) feet long and
Five (5) feet wide, and three (3) mooring pilings at the
address stated herein which is described as Lot #1, Driftwood
Landing Subdivision.
The Architectural Review and Planning Board shall make a recommendation
to the Town Commission, and the Town Commission shall make a final
decision regarding the subject application at their respective meetings
noticed above. These meetings may be adjourned from time to time
and place to place as may be necessary to hear all parties and evidence.
Complete application materials are on file in the office of the Town
Clerk located at 100 Sea Road, Gulf Stream, Florida 33483 and may be
reviewed during regular business hours which generally include non -
holiday weekdays from 9:00 A.M. to 4:00 P.M.
ALL PARTIES INTERESTED IN THIS MATTER may appear before the
Architectural Review and Planning Board and the Town Commission of the
Town of Gulf Stream at the times and place aforesaid and be heard.
