HomeMy Public PortalAboutOrdinance 3529ORDINANCE NO. 3529 AN ORDINANCE REZONING PROPERTY LOCATED AT 14926 S. ROUTE 59 FROM R-1 (LOW DENSITY SINGLE FAMILY RESIDENTIAL) TO B-1 (BUSINESS CONVENIENCE DISTRICT) IN THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS WHEREAS, the Village of Plainfield has considered an application to rezone property located at 14926 S. Route 59 from R-1 (Low Density Single Family Residential) to B-1 (Business Convenience District); and WHEREAS, the Plan Commission has made the following findings based upon the evidence presented to it: a. The amendment promotes the public health, safety, comfort, convenience and general welfare, and complies with the policies and plans of the Village; b. The trend of development in the area of the subject property is consistent with the requested amendment; c. The requested zoning classification permits uses which are more suitable than the uses permitted under the existing zoning classification; d. The property cannot yield a reasonable use if permitted only under the conditions allowed under the existing zoning classification; and e. The amendment, if granted, will not alter the essential character of the neighborhood and will not be a substantial detriment to adjacent property. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL AND KENDALL COUNTIES, ILLINOIS AS FOLLOWS: Section 1: Recitals - President and Board of Trustees of the Village of Plainfield hereby adopt the findings of fact of the Plan Commission. Section 2: Approval - The petition requesting a rezoning to B-1 (Business Convenience District) as to the real estate hereinafter described is hereby granted. See Exhibit A attached hereto and made a part hereof. PIN: 06-03-09-406-004-0000 Property Address: 14926 S. Route 59, Plainfield, IL 60544 VILLAGE CLERK Section 3: Severability - The various portions of this Ordinance are hereby expressly declared to be severable, and the invalidity of any such portion of this Ordinance shall not affect the validity of any other portions of this Ordinance, which shall be enforced to the fullest extent possible. Section 4: Repealer -All Ordinances or portions of Ordinances previously passed or adopted by the Village of Plainfield that conflict with or are inconsistent with the provisions of this Ordinance are hereby repealed. Section 5: Effective Date - This Ordinance shall be in effect upon its passage and approval as provided by law. PASSED THIS 4TH DAY OF OCTOBER, 2021.
