Larson Tom Ruane Brian Wojowski The applicant is respectfully requesting re -approval of the original site plan review for a proposed commercial building at 14916 S. Eastern Avenue. The original site plan approval was granted on March 16, 2020. Pursuant to the special use approval, issuance of a building permit within two (2) years would be required. Due to the COVED -19 pandemic and more recent material shortages, supply chain constrains, and material cost fluctuations, the applicant has not proceeded to pull a building permit. The applicant plans to move forward with construction in 2022. ISSUES ❖ The Plan Commission unanimously recommended approval of the special use permit request to authorize a major change to an existing planned development and approval of the requested site plan. ❖ The Village Board previously approved the site plan. ❖ Re -approval would provide an additional two-year window to move forward with construction. CONCLUSION/RECOMMENDATION Should the Village Board concur, the following motion is offered for consideration: I move we re -approve the requested site plan review for a new commercial building located at 14916 S. Eastern Avenue, part of the Warehouse District Planned Development, subject to the following two (2) stipulations: 1. Compliance with the requirements of the Village Engineer; and 2. We are finding some difficulty in preparing for our construction, mainly because of changes in the construction industry due to COVID-19. We also need to coordinate our construction with our sister business of Warehouse 109 that utilizes the wedding garden at the same site. We want to be fully prepared before we break ground and don't feel like we are able to do that. We are requesting that the approval of the site plan be extended, potentially for two years. We have completed our building plans with the architect and feel we would be able to more carefully move ahead next year. We are looking forward to adding this commercial space to Plainfield that includes some innovative features and feel we can do a better job with more time to prepare.
