There are 4 distinct types of spaces and resultant views which the building will sit within: 1. The parking lot to the east which supplies long unobstructed views to the east facade— suggesting the most sculptural opportunity - _ 2. The forested embankment and Charles River views which suggest an active and open south facing ground floor with outdoor access, and *, the desire for a first class skyline presence �a 3. The park views which provide shorter views, suggesting a simpler more contextual massing, respecting the newly activated Arsenal Park © � $ 4. The views from the residential decks of building G which suggest a more residential - ---' �- scale and a denser solid to glass relationship i O 2 ARSENAL YARDS I BUILDING G RESIDENTIAL CONNECTION W o � J m U WO 33g Y Q � W a a ~ E SOUTH FOLD These 4 different spaces and resultant views have influenced our thoughts about the building's design, concluding that each face of the building should respond to each different condition. On the east and south facades the building kinks or folds to create a more sculptural form, which responds to the long views to these two faces of the -_- building. On the east this performs a civic gesture _- while defining entry. The fold is also a literal =-and metaphorical way to embrace the views to =- downtown Boston. At the top of the east fold we have chosen to express the roof line with an angled crown as a way to make the building identifiable from distant views. The south fold relates to the broad views to the woodland, river and skyline beyond. At the hinge between the east, south and west facades, we have introduced a glass "zipper" which identifies the semi-public space of the entrances and ground floor lobby, along with the balconies. This zipper will be made from a super clear glass and will create an interlock with connects the east, south and west facades together. The new park will be bounded by tennis courts and other activities to the west, building G to the east, building A and the new residential building """` F to the north, making it a place of shorter views and _ controlled vistas. , In the March 19th community presentation, we presented elevations that continued a more sculptural expression on the west fagade to mirror the concept on the east. We have continued to study this since the presentation and now believe that a simpler, more _I calmly composed facade is more appropriate. Our June 11th Planning Board Submission—West submission to the Board included a three bay punched opening solid fagade. Upon further study we believe E� that a two bay punched opening has better proportions. The angled glass in our original Planning Board submission existed at the top and bottom of both the east and south facades. At the bottom of the east, and at the top and bottom of the south, this triangular expression was achieved by t:" I "fly-by's" an arguably trendy detail that first appeared on some early Frank Gehry buildings. The triangle ' on the top of the east however, is achieved via more traditional construction. Upon further exploration by TT I' our team, we did not feel that the "squeeze was worth Fly-By Detailing the juice" regarding the fly-by's and we now recommend removing the triangular fly-by's. Not only does this afford more crisp and elegant detailing, but we feel that the design is more handsome and well composed in this new recommended approach. The more ? traditionally composed triangle at the top of the building would remain. Simpler, Less fussy 6 ARSENAL YARDS I BUILDING G It ------------ pin a � 1 Apoi �r '-_ r In our practice, we refer to the fact that great places are usually made up of "good soldiers" and "heroes". . �J��i.__ _+ Good soldiers being background buildings which help --j to frame and define outdoor spaces. These buildings make up the predominant fabric of most great cities , and places. The "walls" of the buildings that line Commonwealth Avenue are good examples of "good a �r soldiers". Hero's are the more iconic and sculptural buildings in cities. They are sometimes referred to �'�>!rIr�f:.. as "object buildings". The Christian Science Mother Church is such a building. The Hancock Tower is a more modern version of such a heroic building. We are excited that our proposed design for building G ro s ;, , .•'1 contains both a heroic fagade and massing on the east and south faces, and more of a good soldier face on Commonwealth Avenue (Top Left), The Christian Science the west and north. We look forward to continuing this Mother Church (Bottom Left), Hancock Tower(Right) dialogue with the Planning Commission on July loth.
