Research was completed on the subject building at 400 West Dunklin Street and a date of construction is undetermined at this time. The subject building is one portion of a series of structures that are connected together and located at the corner of West Dunklin and Mulberry Streets. Aerial photographs from the City/County GIS website reveal that all the connected buildings were constructed prior to 1960, making the entire structure a minimum of 56 years old. The portion of the building to be demolished will include the section adjacent Dunklin Street. Aerial photographs also indicated that the building to be demolished had a gable roof line added sometime after 2002. The building has deteriorated on the interior and exterior due to the age of the structure and lack of maintenance over time. The gable roof was removed recently and has added to the deterioration of the structure. Evidence of this deterioration is shown in the attached photographs. It is believed that the rehabilitation or restoration of this structure will not create a return on investment.
