Brewster Town Office Building
1. Present: Chairman Taylor convened the Planning Board meeting at 7:OOPM in the Brewster Town
Office Building with members Henchy, Pierce, McMullen,Bob Bugle, Linda Bugle and Remy present.
2. INFORMAL DISCUSSION — Pettingil — regarding Land off Long Pond Road, on Assessors Map
34 Lot 22. Present Peter Soule.
3. Soule—the present plan represents the use of the flexible development of the bylaws. Which is a special
permit the plan show two lots being proposed with 26% open space near the wetland in the rear of the
property.
4. Taylor—could the open space be increased to 35%. Soule—would need to check with owners.
5. The Board agreed with the concept.
6. APPROVAL NOT REQUIRED — STAMM — Located off Great Fields Road, on Assessors' Map
35, Lots 53-2.
7. David Lyttle agent for applicant requested a continuance for the October 71h, 2003, the board voted in
favor.
8. LEGAL HEARING—DEFINITIVE SUBDIVISION PLAN*DEF2003-18- Doeg, Robert - Located
off Buggy Whip Road on Assessors' Map 21, Lot 82-1. - Proposed 6 lot subdivision. Present: John
O'Reilly, Robert Doeg and about 14 abutters.
9. O'Reilly — the proposed subdivision meets the Subdivision Rules and Regulations, the Applicant does
not seek any waivers. There will be significant cuts of Harrison Hill Road and a guardrail may be
needed but will decide that when road is done. The request by the Fire Dept to Pave 50ft more on each
end of Buggy whip is agreeable. Town Water has not been decided if it will be put in. we will provide
an easement for a water line.

D.P.W.- SEVERAL ITEMS OF CONCERN ARE: 1-RIGHTS IN WOOD ROAD
EXTINGUISHED? 2—DRAINAGE CALCULATIONS HAVE BEEN PROVIDED. 3- IMPACT
OF 3:1 SLOPES ON CUTS AND FILLS, CHANGES THE WIDTH OF CLEARING AREA.
4—WHIFFLE TREE @ BRIDLE PATH HAS HORRENDOUS DRAINAGE PROBLEM. 5—
PERFER SEEING 90 DEGREE INTERSECTIONS FOR TRAVELED WAY WITH 20'
EXTENSIONS BEYOND INTERSECTIONS ON BUGGY WHIP ROAD @ BOTH BRIDAL
PATH AND AT HARRISION HILL ROAD.
POLICE - I HAVE REVIEWED THE PLANS FOR THE SUBDIVISION AND FIND NO
TRAFFIC CONCERNS WITH THE PROPOSAL. THE ROAD NAME IS ALSO APPROVED
BY THE POLICE DEPARTMENT.
FIRE - ROAD WIDTH IS QUESTIONABLE FOR SUBDIVISION RD. TWO WAY — 8'
LANES DON'T PROVIDE SAFE TRAVEL TWO WAY. — PAVE ROADWAY FROM
BRIDLE PATH ALONG BUGGY WHIP TO NEW SUBDIVISION; 2. —CONTINUE PAVING
ON BUGGY WHIP 100' BEYOND THE INTERSECTION FOR SAFETY REASONS; 3. —
PROVIDE LOOPED TOWN WATER SYSTEM WITH HYDRANTS 500' APART — NOT
FUTURE AS PLAN REFERS TO; 4 — COMPLETE BUGGY WHIP AT BRIDLE PATH IN
NORTHEN DIRESTION 100' FOR SAFETY REASONS.
11. after reviewing the application and hearing from abutters, continued the meeting until October 7, 2003 at
8:OOPM. The Board suggested that the applicant provide protected areas and building envelopes to each
of the lots.
