Brewster Town Office Building 1. Present: Chairman Taylor convened the Planning Board meeting at 7:OOPM in the Brewster Town Office Building with members Henchy, Pierce, Linda Bugle, Bob Bugle, McMullen and Remy present. 2. INFORMAL DISCUSSION RE: SPECIAL PERMIT #SP2002-03 CORRIDOR OVERLAY PROTECTION DISTRICT BYLAW — CARDINAL, DON — Located off Independence Way on Assessors' Map 27, Lot 2101-2. — construct a 50 x 60 metal building with 1 bedroom apartment. Present: Don & Debbie Cardinal. 3. Cardinal — we request a modification of the original special permit section regarding Covenant and Conditions part 3-The proposed building will be a 50'x 60'metal building, dark green matte finish, with wood shingles on the southwest and rear sides of the building. We request that the board waive the requirement for the wood shingles and allow extra planting as a buffer. The monetary savings would be substantial. If the Board would entertain this change what would be the procedure. 4. The Board agreed to entertain this change, but a hearing would be needed for the modification of the original permit. 5. REQUEST FULL RELEASE OF COVENANT, LOT B - Fuller/Harrington Tenerowicz - Located off Paines Creek Road on Pine Bay Lane on Assessors' Map 1, Lots 12, 13 & 14. 6. Fuller—request full release of lots B and C. The septic has not been upgraded for lot c and the road need the curb cut paved. Motion by Bob Bugle, Pierce second, Release lot B only, retain lot C until all work has finished. 6 yes, 1 oppose (Henchy). 7. INFORMAL DISCUSSION — GRYSHO, JOHN — Located off Greatfields Road, on assessor's Map 35 lots 123-1 and 67. 8. Grysho- would like to build new house on lot 67, and sell current house on lot 123-1. The rear lot is 103, 237 s.f but lacks frontage on an existing way. The proposal as outlined on the sketch plan is to create a way through the front lot into the rear lot. This would give the rear lot the required frontage and area to meet current zoning requirements. Certain waivers from the subdivision rules and regulations would be required for this to work. The way as proposed is 20'wide and has a cul-de-sac with a radius of 40', both of which are less than required. The front lot would also lose area for the way to be created. After reviewing the proposal the Board asked that he go back and try to rework proposal so that both lots will conform to Zoning and the Subdivision rules and regulations be met. 10.
