Brewster Town Office Building 1. Present: Chairman Taylor convened the Planning Board meeting at 7:OOPM in the Brewster Town Office Building with members Henchy, Pierce, McMullen, Linda Bugle, Bob Bugle, and Remy present. 2. Planning Board attended the Board of Selectman's meeting regarding Great Fields Road and returned at 7:30PM. 3. CONTINUED LEGAL HEARING—DEFINITIVE SUBDIVISION PLAN#MRS2004-12- Red Top Development Inc.—off Satucket Road on Assessors' Map 36 Lot 37—proposed 7 lot division. 4. Present: John O'Reilly, Bennett&O'Reilly; Attorney Alec Watt; Robert Armstrong, Owner/applicant;Jim Sturgis, Contractor and Doug Payson, Realtor. About 5 abutters were also present. 5. O'Reilly—the requested Topo plan shows that the building envelope on lot 5 did move closer to the cul- de-sac by 1Oft. 6. The Board and applicant agreed on the following changes: 1. Providing the homeowners with environmental education material. 2. "Carson's Path"would be changed to "Carson's Way". 3. The IOft. wide easement would contain a 3ft. path that would meander to Canoe Pond, if approved by the Conservation Commission 4. Lot 5 would have a 3ft path meandering to Upper MillPond, if approved by the Conservation Commission. 5. A boat rack on Canoe Pond will have to be approved by the Conservation Commission. 6. Any home installing a swimming pool would be required to also install a drywell for pool water. 7. The Forever Wild area would be delineated by cement bounds installed at every change of direction Page 1 of 2, Minutes of 7/6/2005 and at each lot line. 8. Each new owner of a home in the subdivision would be required to sign a letter of understanding indicating that they understood the restriction within the subdivision. 9. Septic systems for Lots 2, 3, 4 and 5 are to be installed to the front of the homes, close to Carson's Way. 7. Motion by Pierce, Henchy second"Continue hearing until July 2&, 2004 at 8:OOPM. All voted in favor. At that time Town Counsel will have reviewed the proposed Agreement and Covenants and the Conservation Restrictions. 8. Meeting Adjourned at 8:15PM.
