Brewster Town Office Building 1. Present: Chairman Taylor convened the Planning Board meeting at 7:OOPM in the Brewster Town Office Building with members Henchy, Pierce, McMullen, Linda Bugle, Bob Bugle, and Remy present. 2. CONTINUED LEGAL HEARING—SPECIAL PERMIT #SP2004-18—CORRIDOR OVERLAY PROTECTION DISTRICT BYLAW—SBCC Land Trust-Located on Sarah Ann Lane off Underpass Road, on Assessors' Map 26, Lots 11, 12, & 14—proposed 3200sf office building with a 2 bedroom apartment. Present John O'Reilly. 3. O'Reilly — At this time I request of continuance, the project is the new Bennett & O'Reilly building and we will be submitting a name change for all the documents, so that when the Special Permit is issued it will be to us as the owners. At this time I do not have this to submit. 4. Motion by Henchy, McMullen second "continue hearing until January 18, 2005". All voted in favor. 5. CONTINUED LEGAL HEARING — DEFINITIVE SUBDIVISION PLAN #MRS2004-23- Boston Development Collaborative, Inc. — off Crowell's Bog Road on Assessors' Map 49 Lot 8—proposed 14 lot division. 6. O'Rielly- the revised plans show a reversion area that will address areas that must be disturbed once, Hydro seeded and then allowed to revert back to forever wild. Added the water line. A new landscape plan as approved by the Conservation Commission. Fire hydrants extend east every 500ft from Route 124. There will be no berms on Crowell's Bog Road. The existing catch basins will be improved a metal pipe that exists will be removed and a grass Swale will be created. A draft of the Covenants and restrictions and conservation restrictions were presented. 7. Abutters— Asked about safety, and proposed drainage, also suggested that the applicant buy a portion of the Town owned land. 8. The Board felt that all that could be addressed for the abutters was, on a motion by McMullen, Pierce Second"close to public input". All voted in favor. Page 1 of 2,minutes of 12-7-2004 9. On a Motion by Henchy, McMullen second "draft a decision in the positive for review of the board at next meeting". All voted in favor. Meeting adjourned.
