TAYLOR This is to confirm that at the regular meeting held by the Town Commission on June 11, 2004, your Special Exception request to permit construction of un- enclosed covered porches that exceed the maximum FAR by 211 sq. ft. and a Level 3 Architectural /Site Plan Review application to permit construction of a two -story Bermuda style single- family dwelling consisting of 7,155 sq. ft. at 955 Emerald Row was considered. Your requests for a Special Exception and a Level 3 Architectural /Site Plan Review were approved, based on a finding that the criteria has been met with the following conditions: 1) Prior to the issuance of a Certificate of Occupancy, the owner shall record a deed restriction requiring that 633 sq. ft. of open covered unenclosed porches shall forever remain unenclosed as long as the structure exists. 2) The chain link fence shall be screened on the outside. 3) Gulf Stream Removal Agreement and Driveway permit shall be executed prior to issuance of a permit. 4) PBC Health Department approval of the septic system shall be submitted prior to issuance of a building permit. Lot width shall mean the mean horizontal distance betzi7een the side property lines of the lot measured at right angles to the depth. Section 70 -4 How to use this manual (c) Design standards... (3) Discouraged .... items are thought to not comply zoith the following goals zoith respect to desired zoning district character and quality: 1. Consistency with neighborhood character. Note: The plan has three (3) gables and two chimneys on the front elevation. This is inconsistent with the neighborhood character. One gable and two chimneys would be consistent with the neighborhood character. Section 70 -51 Minor Accessory Structures The following structures shall be considered as minor accessory structures... (4) Mechanical equipment... The plan shows three (3) AC units on the west side of the proposed garage which appeared to be in Minor Accessory Structure setback and shall be relocated if necessary to met the Code requirement. Up to 300 square feet of roof projections (covered, unenclosed floor areas) may exceed the maximum permissible FAR subject to the follozing: Refer to manual. Page CD70:26,27.
