Brewster Town Office Building 1. Present: Chairman Taylor convened the Planning Board meeting at 7:OOPM in the Brewster Town Office Building with members Henchy, Linda Bugle, Bob Bugle and McMullen present. 2. Discussion—Ryder& Wilcox—Scholomiti/Eldredge-Map 25,Lots 52 & 42-2 - Maury Lane. Phil Schalomitti present. 3. Schalomitti — The plan presented shows lots 52 & 42-2 being combined and redivided into 3 lots. The existing cul-de-sac to be increased in size to meet frontage requirements. The Board has waived the road construction in the past and the owner would entertain that the board waive the construction for this proposal. 4. Taylor — with 7 house lots on the road its time to bite the bullet and construct the road per the Subdivision Rules and Regs. All board members agreed. Henchy — the board may consider waiver the width of construction to 18ft, instead of the 22ft. 5. Schalomitte— the existing conditions are that the road is not within the layout could construction be as existing? The Board unanimously agreed that the road needed to be built with in the layout. 6. CONTINUED LEGAL HEARING—SPECIAL PERMIT #SP2004-30—CORRIDOR OVERLAY PROTECTION DISTRICT BYLAW—Karber constr./Walther -Located at Lot 3 Independence Drive, on Assessors' Map 27, Lot 2101-3— An approximately 3000 sf. Steel building with apartment, for a welding shop. Due to the snow storm the Board was unable to make site visit on a motion by Bob Bugle, Henchy second, "Continue to 2/15/2005 at 7:30PM11. All voted in favor. 7. APPROVAL NOT REQUIRED—LADD—off Red Top Road, on assessors Map 37, Lots 17-3 & 17-4 - divide 3.71 acres into two (2) lots. Theses lot were previously combined in 1999. Present: Robin Wilcox. 8. On a motion by McMullen, Bob Bugle second "endorse ANR as presented". All voted in favor. 9. LEGAL HEARING — SPECIAL PERMIT #SP2004-18 — CORRIDOR OVERLAY PROTECTION DISTRICT BYLAW — SBCC Land Trust - Located on Sarah Ann Lane off Underpass Road, on Assessors' Map 26, Lots 11, 12, & 14—proposed 3200sf office building with a 2 bedroom apartment. TO BE CONTINUED UNTIL February 15, 2005 AT 8:OOPM Der applicant. The board voted in favor of this. 10. The Board discussed a letter regarding permission to use the baseball fields at town hall for the Brewster White Caps clinic. The Board voted 4-1 (McMullen) to deny request, stating that according to the mitigation agreement for the Eddy School that this activity would not happen on the town hall fields. 11.
