This is to confirm that at the Public Hearing held by the Town of
Gulf Stream Architectural Review and Planning Board on July 28, 2011,
your application for a Level 2 Architectural /Site Plan Review to
permit the removal of the existing 567 square foot covered porch
on the south side of the existing Mediterranean style single family
dwelling and the addition of a new two -story addition consisting
of 894 square feef to the dwelling located at 960 Emerald Row.
The application was approved conditioned upon the following: The
exterior elevations shall be revised to comply with the Section
70 -101- Windows of the Town of Gulf Stream Design Manual and all
canvas awnings shall be removed.
This approval shall expire on July 28, 2012 if a Building Permit
Application, including the aforementioned improvements, has not
been applied for.

the minimum intent of the Design Manual and applicable review standards.
Motion to recommend approval Level II Architectural/ Site Plan based on a finding that the
proposed two story addition, consisting of 894 SF, on the existing Mediterranean style single
family dwelling meet the minimum intent of the Design Manual and applicable review
standards.
