AN ORDINANCE AMENDING SECTION 17.45.030 AND 17.45.040, OF CHAPTER
17.45, TITLE 17, OF THE MOAB MUNICIPAL ORDINANCE REGARDING AREA
AND WIDTH REQUIREMENTS.
WHEREAS, the City Council, on the advice of the Moab City Planning Commission
deems that it is necessary to amend the Moab Municipal Code with respect to Area and Width
Requirements in the R-2 Zone.
NOW THEREFORE, IT IS HEREBY ORDAINED AS FOLLOWS:
17.45.030 Area Requirements . An area of not less than-tbeltiganfil seven
thousand two hundred square feet shall be provided and maintained for each one -family
dwelling and uses thereto. For two-family dwellings, child day care centers and foster family
care homes, the building site shall contain at least ten thousand square feet. An area of not less
than five acres shall be provided and maintained for each planned unit development, except that
there shall be no area requirements for additions to an approved planned unit development.
All church buildings shall have a building site area in which the area of the building is equal to
or less than 20 percent of the total parcel size area. The area required to meet minimum off-
street parking requirements shall not be included in the calculation of the total parcel size.
17.45.040 Width requirements . The minimum width of any building site for a
ilwatiag one family dwelling or other buildings shall be Rine,ty seventy-five linear feet plus ten
additional linear feet for each duplex unit, measured at a distance of twenty-five feet back from
the front lot line.
PASSED, ADOPTED AND APPROVED by the City Council of the City of Moab in open
session this 13th day of April, 1999. This Ordinance shall take effect immediately upon
passage.
