PLANNING BOARD
November 4, 2003
PRESENT: David Daniel (Chair), Joel Brinkley, Matthew Farrelly, Barrie Wallace, Bryant
Warren
PUBLIC: Crystal Wilson, Margaret Hauth
Daniel called the meeting to order at 7:00 PM. Hauth noted that a quorum of
members was not available due to the election and travel plans. She suggested they
proceed with item 4 since Wilson was present to answer questions.
ITEM #4: Hauth introduced Wilson, a representative of the Cornwallis Hills homeowners
association committee working on an informational sign near the entrances. Wilson
said the sign had two purposes: to replace the real estate signs that are posted at the
entrance and to advertise neighborhood activities. She said that the association
would regulate what signs could be posted. Brinkley asked Hauth what would keep a
business from advertising on the sign and she said off -premise signs are prohibited.
The members discussed location and readability of the sign. Farrelly and Daniel
expressed concern about the portion of the sign to be used for real estate signs. Other
members agreed there was little to prevent signs from still appearing at the entrance
and this use adds a commercial nature to the sign. The members suggested that the
association work with Hauth to prepare text to be reviewed that address the location
of the sign, purpose of the sign being for information, materials, size of lettering, and
number of items posted.
ITEM #5: Hauth introduced potential permitted use lists for two new industrial districts. She
said she had used Apex as a starting point. She added that she tried to avoid making
any current businesses non -conforming. The members discussed the lists. They also
discussed the impact the ordinance from public hearing would have and the
remaining exposure the town has to noxious uses and how this re -write impacts the
risk.
Daniel adjourned the work session at 8:15 PM.
