AN ORDINANCE CREATING SECTION 15.40.305 OF CHAPTER 15.40, TITLE
15, OF THE MOAB MUNICIPAL CODE REGARDING PERMISSION TO
CREATE CRAWLSPACES WITHIN THE FLOOD ZONE
WHEREAS, the Moab City Council on advice of the Moab Planning Commission
deems that it is necessary to amend the Moab Municipal Code with respect to the
possibility of having crawlspaces in the A01 Flood Zone.
THEREFORE, section 15.40.305 shall be added to the Moab Municipal Code to
read as follows:
15.40.305 Below -Grade Residential Crawlspace Construction
New construction and substantial improvement of any below -grade crawlspace shall:
(1) Have an adequate drainage system that allows floodwaters to drain from the interior
area of the crawlspace following a flood or exterior access for portable sump pumps, fans
and dehumidifiers;
(2) Be anchored to prevent flotation, collapse, or lateral movement of the structure and be
capable of resisting the hydrostatic and hydrodynamic loads:
(3) Be constructed with materials and utility equipment resistant to flood damage;
(4) Be constructed using methods and practices that minimize_flood damage;
(5) Mechanical equipment shall not be installed in crawlspaces. This does not include
duct work;
(6) Crawlspaces shall be ventilated at the rate of one (1) square foot per every one
hundred & fifty (150) square feet of ground floor area.
This ordinance shall take effect immediately upon passage.
