A RESOLUTION: 99-267 INITIATING AND LEESBURG ZONING PRESENTED September 14, 1999 ADOPTED September 14, 1999 REFERRING AMENDMENTS TO THE ORDINANCE REGARDING SECTION 7A-10 FLOOR AREA RATIO REQUIREMENTS WHEREAS, it is the intent and desire of Council to promote and enhance economic development in the Planned Employment Center (PEC) District; and WHEREAS, the Zoning Ordinance has a supplemental regulation which limits the floor area ratio allowed on individual lots in the PEC District; and WHEREAS, amending the supplemental district regulation regarding floor area ratio will allow PEC Districts to be developed more efficiently in accordance with the floor area ratio approved for the particular district; and WHEREAS, the proposed amendments will promote the public health, safety and welfare, and will facilitate economic development within the Town. THEREFORE, RESOLVED by the Council of the Town Leesburg in Virginia as follows: SECTION I. The following text amendments to Section 7A-10 of the Leesburg Zoning Ordinance are hereby initiated and referred to the Planning Commission for recommendation: Section 7A-10. MAXIMUM FLOOR AREA RATIO (1) Generally. No new buildings shall be permitted to be erected which, either individually or in combination with other buildings, exceed the maximum floor area ratio (FAR) for the lot upon which such buildings, are to be located. The floor area ratio shall be derived by dividing the gross floor area of all buildings stories, measured to the outside of the walls, on _a the lot divided by the area of the lot. (2) Planned Employment Center (PEC) Districts. The floor area ratio (FAR.) shall be derived by dividing the gross floor area of all buildings in the overall contiguous PEC-zoned area. Any individual lot in a PEC District may have a floor area ratio up to fifty percent (50%) -2- INITIATING AND REFERRING AMENDMENTS TO THE TOWN OF LEESBURG ZONING ORDINANCE REGARDING FLOOR AREA RATIO REQUIREMENTS greater than the maximum FAR approved for that PEC District, so long as the total maximum FAR for the PEC District is not exceeded. SECTION II. The Planning Commission shall hold a public heating to consider these amendments to the Zoning Ordinance, and report its recommendation to the Town Council pursuant to Chapter 22, Title 15.2-2204 of the 1950 Code of Virginia, as amended.
