Call to order Bob Miller called to order the regular meeting of the Town of Brewster: Building Needs & Assessment Committee at 7:30pm on October 10, 2007 in Brewster Town Hall. II. Roll call The following persons were present: Bob Miller, Jeff Tubman, Herb Montgomery, Rich Kosinski, Don Poole, Paul Bradford and Selectman Liaison: Jim Earhart III. Approval of minutes from last meeting Bob Miller distributed the minutes from the last meeting. The minutes were approved as written. IV. Open issues a) Council on Aging -Window replacement Charlie Sumner submitted a grant application to the Community Preservation Committee (CPC) for the $160,000 cost of window replacement. The CPC granted the town $100,000; the remaining $60,000 must be approved at town meeting. b) Schools Stony Brook School One of the two compressors related to heating, needs to be replaced, ideally before the heating season begins. According to Barry Schofield: Head Custodian, the estimate to replace the compressor is $31k. This is an original component of the heating system, and will require a warrant at town meeting for funds approval. Eddy School Outside trim It is estimated that the cost to replace the rotted trim will be approximately: $60k; additional estimates are being sought at this time. c) Water Department BNAC is available, if requested. d) Town Hall -HVAC Estimates for replacing the HVAC system are out to bid & expected to be around $2.4 million. Final estimates are due for town meeting. The Alternative Energy committee will be an agenda item at the Selectmen's meeting on 10/20. e) Golf Course Pavilion -HVAC Jeff Tubman presented a synopsis after reviewing the architectural documents: - The bidding documents from the architect appear a bit vague for accurate estimates to be obtained. - Jeff recommends that the documents be cleaned up for bids clarification, to include: the removal of vagueness to minimize the opportunities for misinterpretation. Jim Earhart to follow up with Mark. ~ Drummer Boy Park -Bandstand BNAC is to make a recommendation as to what maintenance may be necessary. This will be the first maintenance since the bandstand was completed. V. New business Paul Bradford has agreed to serve on the Building Needs & Assessment Committee.
