DIS- TRICT FOR A PROFESSIONAL EIUINEERING OFFICE ON PROPERTY LOCATED AT 1805 SHERIDAN STREET PURSUANT TO ARTICLES 48 AND 34.013 OF GiAPM 154 OF THE MC)NICIPAJ, CODE, BE12U ORDINANCE NO. 2325-1968, CCHMNLY M4N AS THE ZONING ORDINANCE OF THE CITY OF RICHNDND, iNDIANA. WHEREAS, Article 34.013 of Chapter 154 of the Municipal Code allows a professional office by Special Use authorization, as provided in Article 48 of said Chapter, when such use is clearly demonstrated as serving an industrial need; and, WHEE W , a notice was given and a public hearing on the Ordinance was conducted by the Richmond City Plan Cam mission the 15th day of December, 1981, at which time remonstrances were heard from all parties interested in or affected by the Ordinance; and, WHEREAS, the vote of the Richmond City Plan Commission was nine (9) to zero (0) in favor of recommending the passage of Ordnance No. 91-1981. NOW THEREFORE BE IT ORDAINED by the Cocnnn Council of the City of Rich- mond, Indiana as follows: SECTION 1. As provided in Article 34.013 and 48 of Chapter 154 of the Municipal Code, the following described use of the following described real estate is allowed as a Special Use for a pro- fessional engineering office at 1805 Sheridan Street in the City of Riclanord, Indiana; more particularly described as follows: Part of the Fast half of Section 30, Township 14 North, Range 1 West in the City of Richmond, more particularly described as follows: Beginning at the intersection of the centerline of Williamsburg Pike (forrerly United States Highway Number 35) �:*ith the center- line of a former county road, said beginning point being 165 feet South of and 298.8 feet West of the East quarter corner of said q•.:arter, and running thence West 678 feet; thence North 226.5 feet; thence East 503.2 feet to the centerline of Williams- burg Pike; thence South 350 14' East 306 feet to the place of beginning, containing 3.10 acres, m. re or less. Excepting there- from 0.508 acres heretofore conveyed to the City of Richmond. SUBJECT to all legal highways, rights of way and other easements of record. SECTION 2. As a condition of the aforesaid Special Use being granted, the following requirements shall hereafter and at all times be met by the o�,ner : a. The site plan accompanying the petition shall be marked Exhibit "A' and made a part of the Ordinance authorizing the Special Use. b. The offstreet parking area as shown on the site plan, F--hibit "A shall be paved and developed in accordance with the standards and requirements of Article 41 of the Zoning Ordinance. c. The Special Use authorization shall be considered null and void should the Special Use cease for a period of one (1) year or zmre . SECTION 3. This Ordinance shall be in full force and effect from and after its passage and approval as by la:w required. Pfills , Members of Cor-w-ron Council and Mrs. Trimble: The Ri clrwnd City Plan Commrmission conducted a public hearing on Tuesday, December 15, 1981, on the petition of Catherine A. Brantner, mmer; Agent, Dale Jacobs, requesting authorization for a Special Use for a professional engineering office on prop- erty located at 1805 Sheridan Street. One (1) notice of public hearing was sent to a surrounding prop- erty owner. It eras not returned. Dm=ing the public hearing, no one spoke in favor of or in opposition to the request. The property in question is zoned M-2 General Industrial District. Articles 48, 35.011 and 34.013 set forth the criteria to be applied in granting Special Uses for professional offices in the M_-2 Dis- trict. The Plan Commission determined that the subject request fulfills these requirements and, therefore, voted nine (9) to zero (0) to recommend passage of Ordinance No. 91-1981 with the following conditions: a. The site plan accompanying the petition shall be marked Exhibit "A' and made a part of the Ordi- nance authorizing the Special Use. b. The offstreet parking area as shoran on the site plan, Exhibit "A'', shall be paved and developed in accordance with the standards and requirements of Article 41 of the Zoning Ordinance. c.
