Memorandum.
Date. September 5th 2019
To Watertown Site Plan Review Team.
650 Pleasant Street, Watertown — Site Plan Review.
Arranta Bio LLC intends to invest significant capital in establishing a new operational location in
Massachusetts. Arranta plans (if approved) to build capability to develop, manufacture and
analyze small volume Biotechnology products in the facility in Watertown. The Watertown facility
would also be established as the head office for the company in a new two -level, 16,000 sq ft
modern office replacing the current 5,000 sq. ft. section at the road -front of the site. The
development work in particular is resource intensive and requires highly qualified staff. It is
intended to grow the workforce on site progressively over the next 18 months to around 200, with
130 employed on dayshift and a further 70 employed on off shifts.
As a new Biotech company in Watertown we wanted to share a few of our aspirations and values
with the Site Plan Review Team, to allow the merits of the development plans to be considered.
Specifically,
• Arranta's CEO, Mr Mark Bamforth a Massachusetts entrepreneur and successful founder of two
prior companies Gallus Biopharmaceuticals and Brammer Bio, has a passion for the environment
and is committed to establishing an operation that minimizes the impact on the environment by
providing
o Solar installations on the new office complex
o High efficient heating and ventilation systems
o Electric vehicle charging stations
o Connected bicycle access to the site for the bike path along the Charles river
o Supporting pool transit services to/from the site to the Rapid Transit system.
• Arranta seeks to develop a highly attractive professional frontage for the company by establishing a
frontage on the street (up to the town easement line) with landscaping to the front and side of the
building which provides a highly attractive professional workspace. Our architects have been
instructed to develop plans that are aligned with the June 2015 Watertown, MA Design Guidelines.
• Arranta desires to clear trash and weeds and soften the area at the back of the site abutting the
Charles river, to provide communal out door space for employees, while working within the
Wetlands conservation restrictions, by clearly out over grown shrubs and providing a natural (e.g.
bark) based foundation for the area.
Arranta looks forward to the opportunity to share with the town more about our business plans
and to be able to work with the town in developing the site ate 650 Pleasant Street.
