A RESOLUTION APPROVING THE FINAL PLAT PHASE ONE FOR THE VILLAGES,
L.C. OF TIFFIN, IOWA
WHEREAS, High Development Corporation, Villages, L.C. (hereinafter "Villages") owns
approximately 200 acres within the southerly city limits of Tiffin located along Interstate 80, Tiffin,
Iowa which they desire to develop for mixed use districts. (Legal Description Exhibit A attached)
WHEREAS, the City Council approved a preliminary plat on August 12, 2009, for Phase One
for development consisting of four lots on 12 acres, and desires such a mixed use commercial
development for economic purposes along the 1-80 and Ireland Ave. corridors.

WHEREAS, Villages, L.C. (hereinafter "Villages") has now filed for a Final Plat for Phase One
for approval. (Final Plat Exhibit B).
NOW THEREFORE BE IT RESOLVED, upon the review and approval of the attorneys
representing the City of Tiffin, Iowa and the Villages, the City Engineer, Michael Hart; the City
Council of Tiffin, Iowa approve the Final Plat Phase One for the Villages, L.C. of Tiffin, Iowa.
Councilperson Mike Gericke introduced Resolution 2009-47 A RESOLUTION APPROVING
THE FINAL PLAT PHASE ONE FOR THE VILLAGES, L.C. OF TIFFIN, IOWA for
approval and seconded by Jim Bartels.
AYES: Chris Ball, Jim Bartels, Mike Gericke, Mark Petersen, Travis Weipert
NAYS: None.
ABSENT: None.
Whereupon, with five votes, Mayor Phillips declared the Resolution 2009-47 be adopted and
signified his approval of the same by affixing his signature thereto.
PASSED AND APPROVED THIS 11TH DAY OF NOVEMBER 2009.
