Mountain Timber Furnishings
As you may know, the Planning Commission has approved a development permit for a
new retail furniture store on the parcel south of Community First along US 40 (the south
eastern most parcel of the Forest Meadows Subdivision). The development permit is for
a 6,000 square foot store and associated sit~ improvements, The applicants are
requesting that the Zoning Board of Adjustment approve a parking variance from the
required 26 parking spaces down to 15 parking spaces,
A public hearing has been scheduled and staff published a legal notice of hearing in the
January 9, 2002 Manifest.
As noted above, the Planning Commission did approve a development permit for the
proposed store. Enclosed is a copy of the site plan. It is important to note that the site
was designed to accommodate the 26 parking spaces, and if the ZBA denies the request,
the applicants will be capable of constructing the required parking. The Planning
Commission approval was conditioned accordingly.
Enclosed is a letter from the applicant explaining their position,
Staff agrees that avoiding unnecessary pavement is a good thing. We also agree with the
information provided by the applicants, Our only concern relates to potential future uses
that may in fact require additional parking. Of course, a change in use would require a
development permit whereby the Town would be able to require installation of the
remaining spaces, however, we would suggest that this be noted and recorded against the
property This would put potential future owners on notice that additional parking
improvements may be necessary before they purchase the property,
