RESOLUTION ACCEPTING THE SANITARY SEWER, STORM SEWER AND STREET PAVING
IMPROVEMENTS FOR PHASE ONE OF WOODS ESTATES OF RIVERDALE
WHEREAS, KE Flatwork, Inc. of Eldridge, Iowa, the contractor for Woods Construction
and Development and the Woods Estates of Riverdale has completed installation of the
sanitary sewer, a portion of the storm sewer, and street paving construction for Phase
One of the subdivision, and;
WHEREAS, the City Engineer Chris Cooper from MSA, hereby certifies said improvements
have been constructed in substantial compliance with the plans, specifications, plats
and other documents prepared by j+m civil design Ilc, and;
WHEREAS, a bill for all current fees have been paid, and;
WHEREAS, Woods construction will complete the pavement marking when weather is
conducive to such work in the Spring of 2020, and;
WHEREAS, the retention ponds and systems connected to those ponds will be owned
and maintained by Woods until the last phase of the subdivision is complete, and;
WHEREAS, a portion of the storm sewer system will be accepted by the City and a
portion will be retained by Woods until the final phases of the subdivision are complete
as described in the four pages of Exhibit B, and;
WHEREAS, the contractor has provided a satisfactory maintenance bond dated
January 15, 2020 in the amount of $904,102.25 for a two-year period which includes the
sanitary sewer, storm sewer, and street paving improvements, and;
WHEREAS, the contractor has provided a satisfactory maintenance bond dated
January 15, 2020 in the amount of $69,619 for an additional two year period or four
years total which includes the 20% of the street paving improvements as described and
attached to the maintenance bond due to a failure to have this section properly
inspected.

NOW, THEREFORE BE IT RESOLVED BY THE CITY COUNCIL OF
THE CITY OF RIVERDALE, IOWA:
That the sanitary sewer, storm sewer, and street paving construction for Woods Estates
Phase One as described above and shown on Exhibits A and B attached, be accepted
as having been constructed in substantial compliance with the plans, specifications,
plats and other documents.

Resolution Accepting the Sanitary Sewer, Storm Sewer and Street Paving Improvements
For Phase One of Woods Estates of Riverdale

For written purposes the storm sewer that MSA recommends the City accepts in
January 2020 for Phase One is described as follows:
STM IN-307 to STM IN-308 and the connecting 12" diameter storm sewer.
STM IN-07 to STM IN-03 includingthe intakes and connectingstorm sewers that collect
and convey runoff from Madison Drive. This includes intakes STM IN-05, STM IN-68, STM
IN-04, STM IN-08, STM IN-70, STM IN-69, and STM IN-02/
STM IN-15 to STM IN-14 and the connecting 24" diameter storm sewer.
STM IN-71 to STM IN-72 and the connecting 12" diameter storm sewers. This includes
intake STM IN-66.
STM IN-66 to STM In-16 and the connecting 12" diameter storm sewers. This includes
intakes STM IN-19 and STM IN-18.
STM IN-16 to STM IN -14 including the connecting 30" diameter sewer.

above.
