and that said costs were for the purpose of bringing the condition of the property into compliance with the Code
of the City of Jefferson.
I further certify that this tax is a lien against the lot or piece of ground therein described, and bears interest
at a rate not exceeding the rate on ten-year United States treasury notes established at the auction immediately
preceding the date of certification of this bill from 60 days after the issue thereof, until paid.

FINDINGS OF FACT&CONCLUSIONS OF LAW
Please take notice that the Director of Community Development has held a hearing on the 3'day of January,
2003,on the property known as 1005 E. Capitol Avenue.
Pursuant to Section 8-86 of the Dangerous Building Code of the City of Jefferson,Missouri,the Director has
made the following Findings of Fact:
1. Items identified by letter,dated August 21,2002,are a public nuisance under the Dangerous
Building Ordinance. •
2. The procedures set forth in the Dangerous Building Ordinance were followed.
3. The abatement order was reasonable and within the standards set forth.
And makes the following Conclusions of Law:
1. No one was present at the hearing to show cause as to why this abatement order should be
stopped.
2. The current conditions of the property show repairs to the structure would exceed 50% of
the property.
Therefore,pursuant to Section 8-88 of the Dangerous Building Code, you are hereby ordered to abate the
nuisance by demolition. This work shall commence within thirty(30)Days. In the event that no action is
taken within this time period,the City shall solicit bids for demolition of the structure. All costs incurred
shall be applied to the property as a special tax bill.
