Agenda for the Planning Board Meeting, October 6, 1983 at 7:30 P.M. at the Town Hall
Item 1 Request by Ken Collins for rezoning of the property at the southeast corner
of Bellvue and West Hill Avenue from residential to general commercial.
Item 2 Questions regarding the use and possible rezoning request of property at
the southeastern corner of King and Nash Streets.
Item 3 Possible rezoning request from residential to commercial for the lot'.west
of Jeffries Auto Repair on Corbin St.
Item 4 Update on Mobile Home Parks

Minutes of October 6, 1983 Meeting
Members present: Frank Sheffield -Chairman, Myron Martin, Judy Cox, Hilda Brody,
Nancy Goodwin, John Dorward,,:Rick._.Cannityiand Wayne Oakley.
Others: Gertrude Ashley, Leona Hester, Pauline Parker, Lila Craven, Mary H.

The first item on the agenda was the request from Ken Collins to have the property at the
Southeast corner of Brownsville and West Hill Avenue rezoned to General Commercial.
The ladies present pointed out that David Medlin had come to their homes and had
asked them if they had any objection to his having a flea market at the corner
of West Hill and Brownsville. They said that they did not understand that it would
be zoned commercial and could have any general commercial use listed in the Zoning
Ordinance. The ladies who came to the meeting who had signed the petition in favor
of the rezoning for the flea market removed their names from the petition. They
were concerned about signing something that they didn't understand. They were
not objecting to a flea market but to any commercial use.
Sheffield said that the rezoning would not limit it to one particular commercial
use and could not limit it. It was an issue that needed further consideration.
Cannity made a motion that the Planning Board refer it to the Town Board for
Public Hearing. Cox seconded the motion which passed unanimously.
Cannity noted that the people objecting or commenting needed to come to the Public
Hearing and express their views.
Item 2 was not considered since the rezoning request had been cancelled.
Item 3 also was cancelled,for the same reason.
The update on Mobile Home Parks was presented by Maltbie. The Hicks Mobile Home
Park on Lakeshore Drive was considered. The issue,was whether the driveway needed
to be widened for the three mobile homes on the property. A group'of trees at
the bottom of the driveway were considered. The road was described as not having
a lot of traffic. The Planning Board decided that the road would not have to be
widened.
The Town now has a graduate student from the U.N.C. City and Regional Planning
Department working on the issues of the zoning maps and the nbnconformities.
Goodwin reported that her. committee is almost finished with ordinance revisions.
The Institute of Government was making comments. After final consideration the
revisions will be ready for public hearings.
Cox moved that the minutes of September 15, 1983 be approved. Martin seconded
the motion which passed unanimously.
Susan Smith presented the Proposed Land Use Plan for the County's jurisdiction
just south and southeast of Hillsborough's jurisdiction. The decision was made
that she would present the Plan again,;after the Public Hearing in October to the
Planning Board and Town Board.
The meeting was adjourned.
