FOR COMPLETION OF PUBLIC
IMPROVEMENTS AND APPROVING PERFORMANCE GUARANTEES
FOR NORTHLAKE SECTIONS 1, 2, 4, 5, 6, 7, and NORTHLAKE LAKE
WHEREAS, Brookfield Washington, Inc. (formerly Coscan Washington, Inc.), the developer
of Northlake Sections 1, 2, 4, 5, 6, 7, and Northlake Lake has not completed all the required public
improvements in accordance with the approved construction drawings and town standards within the
two-year period agreed to in the contract for public improvements and previously approved time
extension; and
WHEREAS, the developer has requested a time extension to complete the public
improvements; and
WHEREAS, this subdivision is in Loudoun County and the town's bonded improvements are
water and sanitary sewer only; and
WHEREAS, corporate surety bonds in the amount of $15,753.82 for Section 1; in the amount
of $26,707.12 for Section 2; in the amount of $17,912.55 for Section 4; in the amount of $14,595.29
for Section 5; in the amount of $12,428.90 for Section 6; in the amount of $137,850.00 for Section 7;
and in the amount of $9,679.57 for Northlake Lake, were provided by The American Home
Assurance Company to guarantee the installation of public improvements; and
WHEREAS, the town's Director of Engineering and Public Works recommends time
extensions to April 27, 2005; and

FOR NORTHLAKE SECTIONS 1, 2, 4, 5, 6, 7, and NORTHLAKE LAKE
THEREFORE, RESOLVED by the Council of the Town of Leesburg in Virginia as follows:
SECTION I. The corporate surety bonds from The American Home Assurance Company in
the amounts listed above are approved to guarantee the installation of public improvements in
Northlake Sections 1, 2, 4, 5, 6, 7, and Northlake Lake.
SECTION II. Time extensions to April 27, 2005 for completion of the public improvements in
Northlake Sections 1, 2, 4, 5, 6, 7, and Northlake Lake are approved.
