AUTHORIZING TIME EXTENSIONS FOR COMPLETION OF PUBLIC
IMPROVEMENTS AND APPROVING PERFORMANCE GUARANVrEES
FOR LANSDOWNE ON THE POTOMAC RIVERSIDE PARKWAY PHASE
4 & 5, SECTION 40 & 41, AND THE WATERMAIN EXTENSION
WHEREAS, Lansdowne Community Development, LLC, the developer of Lansdowne on the
Potomac Riverside Parkway Phase 4 & 5, Section 40 & 41, and the Watermain Extension has not
completed all the required public improvements in accordance with the approved construction
drawings and town standards within the two-year period agreed to in the contract for public
improvements; and
WHEREAS, the developer has requested a time extension to complete the public
improvements; and
WHEREAS, this subdivision is in Loudoun County and the town's bonded improvements are
water and sanitary sewer only; and
WHEREAS, corporate surety bonds from the Gulf Insurance Company in the amount of
$76,356.00 for Riverside Parkway Phase 4 & 5; in the amount of $364,400.00 for Section 40 & 41;
and $28,523.00 for the Watermain Extension were provided by the developer to guarantee the
installation of public improvements; and
WHEREAS, the town's Director of Engineering and Public Works recommends a time
extension to June 3, 2005 for Riverside Parkway Phase 4 & 5 and the Watermain Extension; and to
June 20, 2005 for Section 40 & 41.
THEREFORE, RESOLVED by the Council of the Town of Leesburg in Virginia as follows:

FOR LANSDOWNE ON THE POTOMAC RIVERSIDE PARKWAY PHASE
4 & 5, SECTION 40 & 41, AND THE WATERMAIN EXTENSION
SECTION I. The corporate surety bonds from the Gulf Insurance Company in the amounts
listed above are approved to guarantee the installation of public improvements in Riverside Parkway
Phase 4 & 5, Section 40 & 41, and the Watermain Extension.
SECTION II. Time extensions to June 5, 2005 for Riverside Parkway Phase 4 & 5 and the
for Section 40 & 41 for completion of the public
Watermain Extension, and to June 20, 2005
improvements are approved.
