ACCEPTING PUBLIC IMPROVEMENTS, RELEASING THE
PERFORMANCE GUARANTEES AND APPROVING
MAINTENANCE GUARANTEES FOR PUBLIC IMPROVEMENTS
AT SYCAMORE HILL PHASE I, SECTIONS 1, 2, 3, 4, AND 5; PHASE
II, SECTIONS 2 AND 3; PHASE I STORMWATER MANAGEMENT
POND; AND THE RECREATION CENTER
WHEREAS, BRE/Sycamore L.L.C., the developer of Sycamore Hill Phase I, Sections 1,
2, 3, 4, and 5; Phase II, Sections 2 and 3; Phase I Stormwater Management Pond; and the
Recreation Center has completed the public improvements in accordance with approved plans
and town standards and these have been inspected and approved; and
WHEREAS, the Director of Engineering and Public Works recommends accepting the
public improvements and approving a maintenance guarantee for Sycamore Hill Phase I,
Sections 1, 2, 3, 4, and 5; Phase II, Sections 2 and 3; Phase I Stormwater Management Pond; and
the Recreation Center.
THEREFORE, RESOLVED by the Council of the Town of Leesburg in Virginia as
follows:
SECTION I. The cash bonds in the amount of $174,969.00 for Phase I, Section 1; in the
amount of $33,058.00 for Phase I, Section 2; in the amount of $49,545.00 for Phase I, Section 3;
in the amount of $55,498.00 for Phase I, Section 4; in the amount of $28,909.00 for Phase I,
Section 5; in the amount of $25,997.00 for Phase II, Section 2; in the amount of $18,880.20 for
Phase II, Section 3; in the amount of $8,086.30 for Phase I, Stormwater Management Pond; and
in the amount of $9,502.70 for the Recreation Center are released, and a new security in a form
approved by the town attorney for a maintenance guarantee in the amount of $74,210.70 for

POND; AND THE RECREATION CENTER
Phase I, Section 1; in the amount of $16,529.00 for Phase I, Section 2; in the amount of
$13,603.10 for Phase I, Section 3; in the amount of $27,749.20 for Phase I, Section 4; in the
amount of $14,454.30 for Phase I, Section 5; in the amount of $12,998.45 for Phase II, Section 2;
in the amount of $9,440.10 for Phase II, Section 3; in the amount of $4,043.15 for Phase I,
Stormwater Management Pond; and in the amount of $4,427.85 for the Recreation Center are
approved, and shall be in effect for a period of one year from this date.
SECTION II. This release is contingent upon delivery of a properly executed instrument
conveying unto the town all such improvements and easements free of any liens or charges.
