Building Needs & Assessment Committee
May 14, 2008
I. Call to order
Bob Miller called to order the regular meeting of the Town of Brewster: Building
Needs & Assessment Committee at 7:30pm on May 14, 2008 in Brewster Town Hall.
II. Roll call
The following BNAC members were present: Bob Miller, Jeff Tubman, Herb
Montgomery, Rich Kosinski, Don Poole, Paul Bradford and Charlie Sumner.
III. Approval of minutes from last meeting
The minutes were approved as written with a minor correction.
IV. Open issues
a) Council on Aging
Window replacement
The COA windows replacement project has been completed in a
satisfactory manner. Varieka Construction did a fine job. They also
replaced the rear flat roof which was in poor condition. The architect has
signed off and approves the work.
b) Stony Brook School
The 2008 Spring Town Meeting appropriated funds for the replacement of
the gym bleachers. The Town's insurance carrier recommended the
replacement of these old units. This work will be completed this summer
by the School Department.
c) Eddv School
Outside trim
The 2008 Spring Town Meeting appropriated an additional $40,000.00
towards this project. This will be added to the original appropriation of
$100,000.00. The project will allow for the replacement of most of the
exterior trim with the exception of the fascia and rake boards. The project
bid will include an alternate for replacement of the cedar shingles onQthe
south elevation. ~

d) Town Hall
HVAC replacement
The 2008 Spring Town Meeting appropriated $380,000.00 for the replacement
of the heating and cooling system. This project will be for a gas fired
condensing boiler with awater-cooled air conditioning system. This project
scope will not include the heat pump or solar panel options. Bid
specifications and plans are being developed by the engineer.
e) HVAC Golf Pavilion
We have received an updated plans and specifications for the HVAC project.
Jeff would like to obtain heating and cooling calculations for the project. Also
what did the consultant use for design selection for the system's components?
There is a high level of concern about the services provided by the architect.
~ Drummer Boy Park -Bandstand
Bob Miller will contact Tom Thatcher to address the minor repairs to the
gazebo. This consists of repairs to the balusters and the front step. Bob
Miller will also work with Tom to finalize the bid award for the gift shop roof
replacement project.
g) Fire Station
We individually ranked the various vendors qualifications proposals. Charlie
will contact Roy and Ed to get their recommendations for interviews. The
subcommittee will attempt to meet next week to finalize those firms selected
for interviews.
V. Adjournment
Bob Miller adjourned the meeting at 9:00 pm.
