A RESOLUTION:
ACCEPTING PUBLIC IMPROVEMENTS, RELEASING THE
PERFORMANCE GUARANTEES AND APPROVING MAINTENANCE
GUARANTEES FOR PUBLIC IMPROVEMENTS AT NORTHLAKE
SECTIONS 1 AND 2; AND NORTHLAKE LAKE
WHEREAS, Brookfield Washington, Inc. (formerly Coscan Washington, Inc.), the developer of
Northlake Sections I and 2; and Northlake Lake has completed the public improvements in accordance
with approved plans and Town standards and these have been inspected and approved; and
WHEREAS, the Director of Engineering and Public Works recommends accepting the public
improvements and approving maintenance guarantees for Northlake Sections 1 and 2; and Northlake
Lake.
THEREFORE, RESOLVED by the Council of the Town of Leesburg in Virginia as follows:
SECTION I. The corporate surety bonds from the American Home Assurance Company in the
amount of $15,753.82 for Section 1; in the amount of $26,707.12 for Section 2; and in the $9,679.57 for
Northlake Lake are released, and new securities in a form approved by the Town Attorney for a
maintenance guarantee in the amount of $7,876.92 for Section 1; in the amount of $13,353.56 for Section
2; and in the amount of $4,839.79 for Northlake Lake are approved, and shall be in effect for a period of
one year from this date.
SECTION II. These releases are contingent upon delivery of a properly executed instrument
conveying unto the Town all such improvements and easements free of any liens or charges.
