A RESOLUTION:
ACCEPTING PUBLIC IMPROVEMENTS, RELEASING THE PERFORMANCE
GUARANTEES AND APPROVING MAINTENANCE GUARANTEES FOR
PUBLIC IMPROVEMENTS AT EDWARDS LANDING SECTIONS 1 AND 3;
PHASES 2A, 2B, AND 4; BATTLEFIELD PARKWAY PHASE II ROAD
IMPROVEMENTS; EDWARDS FERRY ROAD IMPROVEMENTS;
RECREATION CENTER; AND WOODS EDGE DRIVE
WHEREAS, Edwards Landing, LLC (Lennar Virginia), the developer of the Edwards Landing
Subdivision bas completed the public improvements in accordance with approved plans and Town standards
and these have been inspected and approved; and
WHEREAS, the Director of Engineering and Public Works recommends accepting the public
improvements and approving maintenance guarantees for Edwards Landing Sections 1 and 3; Phases 2A, 2B,
and 4; Battlefield Parkway Phase II Road Improvements; Edwards Ferry Road Improvements; Recreation
Center; and Woods Edge Drive.
THEREFORE, RESOLVED by the Council of the Town ofLeesburg in Virginia as follows:
SECTION I. The corporate surety bonds from the Continental Insurance Company in the amount
of $491,735.00 for Section 1; in the amount of $183,428.00 for Phase 2A; in the amount of $114,150.00 for
Phase 2B; in the amount of $150,140.00 for Pbase 4; in the amount of $150,529.00 for the Battlefield
Parkway Phase n Road Improvements; in the amount of $40,829.00 for the Edwards Ferry Road
Improvements; in the amount of $19,962.00 for the Recreation Center; in the amount of $179,955.15 for
Woods Edge Drive; and from the S1. Paul Fire & Marine Insurance Company in the amount of $285,928.00
for Section 3 are released, and new securities in a form approved by the Town Attorney for a maintenance
guarantee from the Continental Insurance Company in the amount of$91,050.00 for Section 1; in the amount
of $49,168.05 for Phase 2A; in the amount of $64,106.70 for Phase 2B; in the amount of $33,507.125 for
Phase 4; in the amount of $37,242.50 for the Battlefield Parkway Phase II Road Improvements; in the
amount of 18,336.29 for the Edwards Ferry Road Improvements; and in the amount of $998.10 for the

IMPROVEMENTS; EDWARDS FERRY ROAD IMPROVEMENTS;
RECREATION CENTER; AND WOODS EDGE DRIVE
Recreation Center; and from the St. Paul Fire & Marine Insurance Company in the amount of $11,482.05 for
Section 3; and in the amount of $39,192.26 for Woods Edge Drive are approved, and shall be in effect for a
period of one year from this date.
SECTION II. These releases are contingent upon delivery of a properly executed instrument
conveying unto the Town all such improvements and easements free of any liens or charges.
