Informal Discussion: Robert Doeg, Assessors' Map 21; Parcel 82-1. To discuss the Agreement and
Covenant for the Harrison Hill Subdivision.
LEGAL HEARING #2008-17 -Road Name Change. Applicant: Jeff Eldredge -located at 681 Cranview.
Proposal to rename road in front of property (approx. 950 feet) to Eldredge Farm Cartway per Fire
Departments request.
LEGAL HEARING -COPD#2008-16. Applicant: Clyde Mosher, Owner: Town of Brewster, Located at 3171
Main Street, Assessors' Map 8; Parcel 9. Proposal to relocate the Blacksmith Shop from the closed Fire
Museum and the restore two exisiting barns. The Brewster Historical Society currently operates and maintains
its Museum on Route 6A.
7:30 pm PUBLIC LEGAL HEARING: The Public Hearing will be held for consideration of Zoning Bylaws to be
submitted as Articles on the Town of Brewster's Fall Town Meeting Warrant on November 17, 2008. The
proposed Zoning Bylaw amendments are as follows:
1. Water Quality Protection:
DELETING Section 179.53 et seq., "Groundwater Protection District" as currently written and
SUBSTITUTE NEW Section 179.53 et seq., "Water Quality Protection Bylaw". The text of the proposed
bylaw is available to inspect in the Town Clerk's office, the Planning Board's office, and online at the Town
of Brewster's website (www.town.brewster.ma.us).
2. Sand & Gravel Operations:
DELETING Section 179.39, "Earth Removal and excavation" as currently written and SUBSTITUE NEW
Section 179.39, "Sand and Gravel Operations". The text of the proposed bylaw is available to inspect in
the Town Clerk's office, the Planning Board's office, and online at the Town of Brewster's website
(www. town. brewster. ma. us).
3. Home Occupations:
DELETING Section 179-2, Definitions, Subparagraph B current "Home Occupation" and SUBSTITUE NEW
definition:
HOME OCCUPATION- An accessory use to be carried on entirely within a dwelling unit, accessory building
or buildings, by the occupants of the dwelling unit, with no more than two nonresident employees, not in any
manner changing the residential character of the property.
And further to see if the Town will vote to amend the Code of the Town of Brewster, Chapter 179, also
known as the Zoning Bylaws, Article IX, Special Regulations, by deleting Section 179-37 in its entirety and
replacing a revised Home occupations bylaw. The text of the proposed bylaw is available to inspect in the
Town Clerk's office, the Planning Board's office, and online at the Town of Brewster's website
(www. town. Brewster. ma. us).
4. Cluster Residential
To see if the Town of Brewster will vote to amend the Code of the Town of Brewster, Massachusetts, Chapter
179 (Zoning Bylaw), by DELETING § 179-35 B (1) as currently written and SUBSTITUTE NEW § 179-35 B (1)
which shall read as follows:
(1) Number of dwelling units. The basic number of dwelling units allowed in the development within an R-R,
R-L or R-M District shall not exceed the number of units which could be developed under conventional
plan of the R-R, R-L or R-M Districts, respectively.
AND by DELETING § 179-35 B (8) as currently written and SUBSTITUTE NEW § 179-35 B (8) which shall
read as follows:
(8) No less than 60% of the land areas within the parcel or parcels subject to § 179-35 shall be set aside as
open space more fully described in Subsection B(9). The open space shall include only uplands. It may
not contain any of the wetlands enumerated in Article II, § 179-66 hereof or drainage easements but may
contain the easement of any overhead utility wires, lines or cables. [Amended 5-1-2000 ATM, Art. 22; 5-
7-2001 ATM, Art. 29]
AND by DELETING § 179-35 B (10) as currently written and SUBSTITUTE NEW § 179-35 B (10) which shall
read as follows:
(10) Such common open land shall be restricted to open space suitable for such uses as a park or
conservation area and shall preserve the undisturbed natural landscape in large contiguous areas.
The Planning Board may by special permit modify this provision.

The Application and plans are available to view in the Planning Board and/or Town Clerk's office. Any
other business that may come before this Board.
