HomeMy Public PortalAbout2008_06_10_R085 Initiating Amendment to the ZO Increasing Heights The Town of Leesburg, Virginia PRESENTED June 10, 2008 RESOLUTION NO.: 2008-85 ADOPTED June 10, 2008 A RESOLUTION: INITIATING AMENDMENTS TO SECTION 6.3.0F THE LEESBURG ZONING ORDINANCE TO INCREASE BUILDING HEIGHT IN SPECIFIC AREAS OF THE B-1 ZONING DISTRICT WHEREAS, the Town Council adopted the Crescent District Master Plan on June 27,2006; and WHEREAS, Chapter XIII of the Crescent District Master Plan identifies a multi- parcel area in the B-1 District where a mixed-use development of up to five stories in height could be developed as Site "b" on the Selected Opportunity Sites Map; and WHEREAS, in order to obtain five story buildings the height maximum in the B- 1 District should be increased to a maximum of sixty (60) feet in these specified areas; and WHEREAS, these amendments will provide enhanced redevelopment opportunities in accordance with the Crescent District Master Plan; and WHEREAS, the public necessity, convenience, general welfare and good zoning practice require the proposed amendments. THEREFORE, RESOLVED by the Council of the Town of Leesburg in Virginia as follows: SECTION I. Amendments to Zoning Ordinance Section 6.3.3 are hereby initiated and referred to the Planning Commission to establish an appropriate height for buildings in the area identified as Site "b" under Chapter XIII Selected Opportunity Sites. -2- RESOLUTION: INITIATING AMENDMENTS TO ZONING ORDINANCE SECTION 6.3 SECTION II. The Planning Commission shall hold a public hearing to consider these amendments to the Zoning Ordinance, and report its recommendation to the Town Council pursuant to Chapter 22, Title 15.2-2204 ofthe 1950 Code of Virginia, as amended.
