HomeMy Public PortalAbout2009_02_10_R018 - Monument Signs for Prosperity Center The Town of Leesburg, Virginia PRESENTED February 10. 2009 RESOLUTION NO. 2009-018 ADOPTED February 10. 2009 A RESOLUTION: APPROVING THE MONUMENT SIGNS FOR PROSPERITY CENTER, LOCATED AT 701-707 EAST MARKET STREET WHEREAS, Prosperity Center was approved and constructed between 1985 and 1986; and WHEREAS, at the time Prosperity Center was built, the shopping center had only one monument sign, which still exists on the southeast comer of the intersection of East Market Street and Fort Evans Road; and WHEREAS, the current owners of Prosperity Center desire to update the look of Prosperity Center and provide more effective and visible signage along the East Market Street corridor; and WHEREAS, the property owners filed application TLHP-2009-0005 for a Comprehensive Sign Plan that includes two (2) monument signs that are 8 feet 5 inches tall by 12 feet 6 inches wide; and WHEREAS, the Board of Architectural Review (BAR) found the Comprehensive Sign Plan, generally, and the monument signs, specifically, to be compliant with the H-2 Corridor Design Guidelines and approved application TLHP-2009-0005 on 21 January 2009; and WHEREAS, Zoning Ordinance Section 15.9.1.C.2 Monument Sign stipulates that the maximum size of monument signs is 40 square feet; and WHEREAS, Zoning Ordinance Section 15.14.2 Review Authority states that any individual sign that is approved by the BAR as part of a Comprehensive Sign Plan but that exceeds the maximum size otherwise permitted by the Zoning Ordinance requires approval by the Town Council; and -2- A RESOLUTION: APPROVING THE MONUMENT SIGNS FOR PROSPERITY CENTER, LOCATED AT 701-707 EAST MARKET STREET WHEREAS, the monument signs will be installed in accordance with all other applicable standards set forth in the Zoning Ordinance, including the required ten (10) foot setback from the property lines. THEREFORE, BE IT RESOLVED by the Council of the Town of Leesburg in Virginia that the two monument signs are approved and may be installed as shown on the site plan, provided the signs meet all other applicable regulations.
